Overview

Dover is Air Mobility Command's East Coast heavy-lift base. The 436th Airlift Wing (the Eagle Wing) and its reserve associate, the 512th Airlift Wing, fly and maintain about 15 C-5M Super Galaxies and 15 C-17 Globemaster IIIs, run the largest and busiest aerial port in the Department of Defense, and provide roughly 25 percent of the nation's inter-theater airlift. Dover is also home to Air Force Mortuary Affairs Operations, the Armed Forces Medical Examiner System, and the Joint Personal Effects Depot — the mission that returns America's fallen with dignity. Between 18 major units, the base supports roughly 10,000-11,000 active duty, reservists, civilians, and family members, and transient aircrews, reserve annual-tour members, and mortuary augmentees cycle through every week.

The base sits two miles south of Dover, Delaware's small state capital, in flat, marshy Kent County between the Delaware Bay and the Atlantic beaches. Summers are hot and humid, winters are gray with the occasional nor'easter, and the whole region is within about two hours of Washington, Baltimore, Philadelphia, and Wilmington. For a TDY traveler that means one thing: you will want a car, and you will want to book lodging before NASCAR weekend or summer beach season squeezes every hotel on US-13.

Weather

July highs average around 87°F with heavy humidity, while January highs sit near 44°F with lows in the mid-20s. Dover sees about 12 inches of snow a year and roughly 45 inches of precipitation, and hurricane season runs June 1 through November 30.

Best months

May-June and September-October

Tough months

July-August for heat and humidity; January-February for ice, nor'easters, and gray skies; late summer and fall for tropical-storm rain and flooding on the low coastal roads

Getting there

  • Wilmington Airport (ILG) is the closest at roughly 45 minutes to an hour up Route 1, but it has limited airline service; most travelers fly into Philadelphia (PHL) or Baltimore-Washington (BWI), each about 1.5-2 hours away. There is no base shuttle or public transit that reaches the gate reliably, so rent a car at the airport.
  • Dover AFB has two gates, the Main Gate and the South Commercial Gate, both off Route 1/Bay Road (US-113) on the west side of the base south of the city. Both are listed as open 24/7, but confirm current status on dover.af.mil or the base Facebook page before a late-night arrival.
  • The Visitor Control Center (Pass and Registration) sits at the Main Gate; the listed number is 302-677-3645, with 302-677-6664 after hours. Anyone without a CAC, DBIDS pass, or a spot on the access control list must be vetted there with a sponsor, so bring a REAL ID-compliant license, registration, and proof of insurance.
  • Route 1 is the beach highway: summer Friday afternoons southbound and Sunday evenings northbound crawl, and NASCAR race weekends at Dover Motor Speedway clog every road into town. Plan arrivals around those windows.

Housing & BAH

Housing

  • Family housing is privatized under Hunt Military Communities as Dover Family Housing (Eagle Heights): about 980 duplex, triplex, fourplex, and single-family homes across three neighborhoods, open to active duty, unaccompanied Airmen, Guard and Reserve, federal civilians, and retirees.
  • The leasing office is at 1069 High Street, Dover, DE 19901, 302-219-0488; the base Military Housing Office is listed at 302-677-6969.
  • Off base, 2025 rental listings for three- and four-bedroom homes in Camden-Wyoming and Smyrna ran roughly $2,250-$3,500 a month, and median home prices in those towns range from the mid-$200s to mid-$400s, making Dover a base where many families buy on a second tour.

BAH 2026 · MHA DE054

  • Dover falls in MHA DE054 (Dover AFB/Rehoboth).
  • Per published 2026 tables, E-5 BAH is approximately $2,277 with dependents and $1,947 without; O-3 is approximately $3,051 with dependents and $2,409 without.
  • Rates rose about 7 percent from 2025.
  • Always confirm on the DTMO BAH calculator.
NeighborhoodCommute

Camden-Wyoming

The default choice for Dover families — small-town streets, Caesar Rodney schools, and mid-$200s to mid-$400s homes ten minutes from the gate.

Commute: ~10-15 min

Magnolia and Frederica

Newer subdivisions south of base along Route 1 and Route 113 with more house for the money, still inside the Caesar Rodney and Lake Forest districts.

Commute: ~10-20 min

Dover (city and north Dover)

Apartments, townhomes, and older colonials near the Capital School District, Delaware State University, and the downtown historic core; shortest drive but a more mixed housing stock.

Commute: ~10-15 min

Smyrna

Fifteen miles north with new construction, a suburban feel, above-average Smyrna schools, and an easy shot to Wilmington and Philadelphia for dual-career couples.

Commute: ~20-25 min

Milford

A riverfront town south on Route 1 that puts you 30 minutes from the beaches, with cheaper rents and a Bayhealth hospital campus of its own.

Commute: ~25-30 min

Schools & childcare

  • Major George S. Welch Elementary is on Dover AFB itself and is operated by the Caesar Rodney School District — it was Delaware's first Purple Star School. Base housing is zoned to Caesar Rodney.
  • Caesar Rodney is one of Delaware's top-performing districts, and five of its schools hold the Purple Star designation for military-connected students. Families in Dover proper attend the Capital School District; Smyrna and Milford have their own districts; Delaware also has a robust school-choice application window each winter.
  • The Dover AFB School Liaison Program is in Room 106 of the Education Center, Building 261, open Monday-Friday 7:30-4:30, at 302-677-4622.
  • The Child Development Center is at 212 Chad Street (302-677-3716), with a Youth Center and Family Child Care providers backing it up. Get on the waitlist at MilitaryChildCare.com as soon as you have orders — infant spots are the tightest.
06

Healthcare

  • The 436th Medical Group, 300 Tuskegee Boulevard, is an outpatient clinic with primary care, dental, pharmacy, and limited specialty services. There is no emergency room; book appointments through the MHS GENESIS Patient Portal or the clinic's appointment line listed on dover.tricare.mil.
  • Emergencies go to Bayhealth Hospital, Kent Campus in Dover, about ten minutes from the gate, with a 24-hour emergency department and Level III trauma center. After hours with no threat to life, limb, or eyesight, call the Nurse Advice Line before heading to urgent care.
  • Delaware is in the TRICARE East Region, administered by Humana Military.

Delaware beaches: Lewes, Rehoboth, Dewey, Bethany

Big-city day trips

Philadelphia, Baltimore, and Washington, D.C. are each roughly two hours by car, and Wilmington is under an hour, so a free weekend can mean Independence Hall, Camden Yards, or the Smithsonian without a flight.

Insider tips

  1. 01Book the Eagle's Rest Inn the day your orders drop — it opens reservations 60 days out, and transient aircrews, 512th annual-tour weekends, and mortuary surges can fill all 238 rooms.
  2. 02Dover is a standard-CONUS locality ($110 lodging), but the beach towns 50 minutes south charge $221 in summer. If your orders say Dover, you are reimbursed at Dover's rate no matter where you sleep.
  3. 03Route 1 is the beach highway. Avoid southbound Friday afternoons and northbound Sunday evenings from Memorial Day through Labor Day, and treat NASCAR race weekend as a no-fly for hotel check-ins.
  4. 04Hurricane season runs June through November and this is low, flat coastal ground; nor'easters flood Route 9 and the marsh roads. Watch base social media and DelDOT for closures.
  5. 05There is no base shuttle and no useful public transit to the gate — rent a car. Wilmington's airport is closest but thin on flights; PHL and BWI are the practical choices.
  6. 06Dover AFB flies the dignified-transfer mission. If you are TDY here you may be asked to support it; respect the closures, the quiet on the flight line, and the families in the lodging hallways.
  7. 07Get on the CDC waitlist at MilitaryChildCare.com before you PCS and file Delaware school-choice applications in the winter window if you want a school outside your zone.
  8. 08Delaware has no sales tax. Stock the crashpad kitchen at the commissary or the Camden Walmart and buy your big-ticket items here, not in Maryland.

FAQ

Will I be reimbursed for a crashpad near Dover AFB?
Yes, with a non-availability number from the Eagle's Rest Inn (302-677-2840). Commercial lodging in Dover reimburses at the FY2026 standard CONUS rate of $110 per night plus $68 M&IE, and you'll need an itemized receipt for DTS.
What do I need to get through the gate?
A CAC or DoD ID gets you through the Main Gate or South Commercial Gate, both off Route 1/Bay Road and listed as 24/7. Contractors, family, and guests without a DBIDS pass process at the Visitor Control Center (302-677-3645) with a sponsor, a REAL ID license, registration, and insurance.
Is there a hospital on base?
No. The 436th Medical Group is an outpatient clinic. For emergencies use Bayhealth Hospital, Kent Campus in Dover, which has a 24-hour ER and Level III trauma center; TRICARE here is administered by Humana Military in the East Region.
Where do families live at Dover AFB?
On base in Hunt's Dover Family Housing (about 980 homes), or off base in Camden-Wyoming and Magnolia for Caesar Rodney schools and a 10-15 minute commute, Smyrna for newer construction 20-25 minutes north, or Milford for cheaper rents closer to the beaches.
