VA loan & refinance calculator

Price a $0-down purchase with the funding fee built in, or see whether an IRRRL or cash-out refinance actually pays off.

How the numbers work

Your loan is the price minus any down payment; the funding fee is added on top and financed unless you're exempt. Principal and interest amortize over the term, and we add property tax and insurance to estimate the escrowed payment. There's no PMI on a VA loan — the biggest advantage over a conventional low-down mortgage.

Should you refinance?

Switch to the refinance tab and compare your current payment to a new one. The break-even figure is how many months of savings it takes to recover closing costs and the funding fee; if you'll PCS before then, a refinance rarely makes sense. Not sure how much house your pay supports? Start with the affordability calculator and your BAH.

Questions

VA loan calculator FAQ

What is the VA funding fee in 2026?
For purchases: 2.15% of the loan for first use with less than 5% down, 3.3% for subsequent use, dropping to 1.5% with 5–10% down and 1.25% with 10% or more. IRRRL refinances are 0.5%. Members receiving VA disability compensation, Purple Heart recipients on active duty, and eligible surviving spouses are exempt.
Do VA loans have a maximum amount?
Not for borrowers with full entitlement — the 2020 Blue Water Navy Act removed loan limits. Lenders still qualify you on income and DTI, so use the affordability calculator to see what your pay supports.
What is an IRRRL?
The Interest Rate Reduction Refinance Loan is the VA's streamline refinance for an existing VA loan: lower rate, no appraisal in most cases, minimal paperwork, 0.5% funding fee. The VA requires a 'net tangible benefit' — typically recouping closing costs within 36 months.
Can I use a VA loan while stationed somewhere on TDY?
You can buy anywhere you'll occupy the home as a primary residence within a reasonable time — many students at long courses buy at their follow-on base. Staying in a crashpad while you shop is the usual play.
