Getting there

Fort Carson is reached off Interstate 25, roughly 60 miles south of Denver, using Exit 135 for the main gate or Exit 132B for Gate 20.

Lodging

The main on-post lodging option for TDY travelers and PCSing families is the IHG Army Hotels Candlewood Suites, conveniently located near Evans Army Community Hospital, the PX, and the Commissary. TDY personnel and families in transition are housed on a priority basis, so early coordination matters.

Unaccompanied soldiers at the rank of sergeant (E-5) or below typically receive billeting through the Replacement Detachment rather than Candlewood Suites, while everyone else needs to arrange their own lodging.

For travelers wanting something different, the Regional Training Institute operates a hotel on post open to all active duty and their families with its own shuttle service, and Camp Hale outside Gate 6 offers cabins and pull-through RV pads with full hookups, and is pet friendly.

Housing & nearby communities

Because the large majority of the Fort Carson community lives off post, the Housing Services Office plays a central role for newcomers, helping locate rentals or homes for sale in the surrounding towns of Colorado Springs, Fountain, Manitou Springs, Monument, Pueblo, Security, and Widefield.

The Housing Services Office, in Building 1225, partners with the Pikes Peak Association of Realtors to connect families with vetted volunteer realtors who can pull rental and sale listings and explain financing options including VA, FHA, and conventional loans.

For utility setup in a new off-post home, HSO points residents to InMyArea.com to compare providers by ZIP code rather than maintaining its own utility referral list.

What to look for in a furnished home

A home that fits your routine

Build your shortlist around the life you will actually lead during this assignment. A quiet bedroom, a table large enough for studying, reliable internet and a usable kitchen often matter more over several months than a long amenities list. Ask to see the workspace and cooking equipment in the listing photos. If two travelers share a home, check the number of private bedrooms, bathroom arrangements and parking spaces before comparing the price. A second bed in a living room is a different arrangement from a second bedroom.

Compare the full arrangement

Look at the complete stay, including the first and last partial months. Request a written breakdown of rent, utilities, parking, pet charges, cleaning and any deposit. Ask which services are included, whether internet is shared, and who handles maintenance. A monthly headline price alone cannot tell you the total cost. Keep the agreed dates, inclusions and house rules together so that a change to one detail does not leave the rest of the arrangement unclear.

Settle the important details early

For an extended stay, explain any unusual needs before choosing a property: shift work, a pet, a second vehicle, stairs you cannot comfortably use, visiting family or a need for a particularly quiet study area. Ask what happens if the assignment dates change and how much notice the property needs. Confirm the agreed terms in your paperwork. This guide helps you compare the area; it does not establish a particular property’s availability, included benefits or the lodging allowance approved for your orders.

Choosing a nearby community

Southern Colorado Springs: city access near the installation

Colorado Springs sits east of the Front Range, with Fort Carson on the city’s southern side. A south-side search can keep city services and the installation in the same general part of the region. Compare individual addresses carefully: Colorado Springs is much larger than the immediate Fort Carson community. A home near a favorite attraction may still add a substantial daily trip. Look for the right balance between access to your duty location and the errands you will repeat throughout the assignment.

Fountain: a separate community to the south

Fountain is south of Colorado Springs and closely connected to the Fort Carson area. It is a useful alternative to a city-wide search, particularly when the home’s layout or location suits your household. Check the specific entrance you expect to use and the route from the property, then add any childcare or grocery stops. The city name alone does not establish a short drive. For families, confirm the school serving the exact address instead of relying on a broad neighborhood description.

Security-Widefield: compare the individual address

Security-Widefield is an unincorporated community southeast of Colorado Springs. Include it when comparing residential options around Fort Carson, while remembering that listings may use nearby city names inconsistently. Ask for the full address before drawing conclusions about access or school boundaries. A home here should be judged on the same practical details as any other: bedroom privacy, parking, internet, stairs and the daily route. That is more useful than assuming that every property in one community offers the same experience.

Schools & childcare

Families with school-age children can start with the Army School Liaison office in Building 1532 on Specker Avenue, which serves as the point of contact for local school coordination and support services during the workweek.

For younger children, Fort Carson's Child & Youth Services Parent Central office, located on Ellis Street, is the intake point for care requests; families search and request placements through MilitaryChildCare.com rather than contacting individual centers directly.

08

Healthcare

Evans Army Community Hospital, located on Fort Carson, is the centerpiece of the local Military Health System and the main resource for appointments and inpatient or outpatient needs; appointments are scheduled through a dedicated line separate from the hospital's general operator.

Active-duty dental care is available on post, but due to limited capacity and a readiness priority, dependents cannot be seen at the Fort Carson dental clinic; families should plan on the TRICARE dental program network instead. A second nearby option, the 10th Medical Group hospital, serves the U.S. Air Force Academy on the north side of Colorado Springs.

Everyday services

Army Community Service is the go-to hub for newcomer support and cost-of-living assistance, reachable by phone or through the Fort Carson relocation team by text for those still working out arrival logistics.

Off duty

Garden of the Gods

Garden of the Gods is a Colorado Springs city park known for its dramatic sandstone formations. It is a natural first outing for visitors who want a sense of the local landscape without planning a full mountain expedition. Choose a walking route suited to your group and leave time for the visitor center if it fits your interests. Check current park notices for parking and access conditions. The setting rewards an unhurried visit, especially when family or friends are seeing Colorado Springs for the first time.

Cheyenne Mountain State Park

Cheyenne Mountain State Park lies near the southern edge of Colorado Springs and offers trails through foothill terrain. It provides an outdoor option close to the Fort Carson side of the region, making it easier to plan a shorter outing around a busy week. Match trail length and elevation changes to your group’s experience. Use the state park’s current information for entry, trail conditions and restrictions. It is a park visit, not a substitute for access to the military facilities associated with the mountain.

Manitou Springs

Manitou Springs is a separate community west of Colorado Springs with a compact historic center at the foot of the mountains. It works well as a town-focused outing with walking, food and browsing rather than a demanding hike. If you add a nearby mountain attraction, research that attraction separately; transport, reservations and physical demands vary. Plan parking before arriving on a busy weekend. A simple visit to the town can be a satisfying use of a free afternoon without combining several ambitious activities.

Making the most of a longer stay

Keep the Front Range setting in perspective

The mountain backdrop is a major attraction, but your weekday needs still deserve first place in a housing decision. Compare the drive to Fort Carson before deciding that a home with a dramatic view is the right fit. Ask about parking, stairs and the approach to the property, particularly for a stay that spans different seasons. For recreation, choose current conditions over a fixed itinerary. A nearby walk and a comfortable home are valuable on days when the mountain forecast changes your plans.

Think through a family or shared stay

When more than one person is using the rental, compare the whole household’s routine. A second bedroom, bathroom access and separate study space may be more useful than a large entertaining area. If family is accompanying you, check the exact school and childcare locations before choosing a community. If two military travelers share, discuss differing reporting times and vehicles. The best arrangement is one that still works on the busiest training day, not just on the day everyone moves in.

Local tips

Because most families live off post, budget extra time to coordinate with the Housing Services Office before committing to a rental in Colorado Springs, Fountain, Security, or Widefield, since HSO visits are the standard first step for anyone drawing BAH.

Frequently asked questions

Can my family get dental care on post?
Active-duty dental care is available at Fort Carson, but dependents are not seen there due to limited capacity and the priority placed on active-duty readiness, so family dental needs typically route through TRICARE's dental network instead.
Should I focus on Colorado Springs or Fountain?
Start with both, along with Security-Widefield, and compare specific properties against your duty location. Each offers a different set of addresses and home layouts. A city-wide ranking is less useful than a realistic route and a home that fits your household.
Can I plan mountain trips around this assignment?
The area offers many outdoor possibilities, but choose trips around your actual free time, experience and current conditions. Garden of the Gods and Cheyenne Mountain State Park provide starting points without requiring every outing to become an all-day drive.
What should I ask a host before a seasonal stay?
Ask about heating and cooling, parking, any stairs or sloped access, and who maintains the property’s exterior. If weather affects your plans, know the maintenance contact and the agreed process for reporting a problem. Confirm these details for the specific home.
