Lodging
IHG Army Hotel Fort Jackson, located at Building 7550 Benning Road near the intersection of Marion Avenue, is the installation's on-post lodging provider and operates around the clock.
Reservations are strongly advised well ahead of arrival, since on-post lodging fills quickly during PCS season, and stay lengths are capped depending on your status—30 days for those PCSing in, 10 days PCSing out, and five to seven days for retirees or Space-A travelers, space permitting.

Housing & nearby communities
On-post family housing is managed through Fort Jackson Family Homes, and the Army Housing Service Office at 4514 8th Div Rd. serves as the first point of contact regardless of whether a family lives on or off post.
Single soldiers E1 through E5 without dependents are generally required to live in the Freddie Stowers Single Soldiers Complex, with E1-E4 sharing a kitchenette and bath and E5s assigned a full suite; E6 and above are authorized to live off post in apartments, townhomes, or houses.
Off post, Columbia neighborhoods like Earlewood, Elmwood Park, and Cottontown offer renovated historic homes, while Eau Claire in the northern part of the city mixes 1920s bungalows with proximity to several colleges.

What to look for in a furnished home
A home that fits your routine
Build your shortlist around the life you will actually lead during this assignment. A quiet bedroom, a table large enough for studying, reliable internet and a usable kitchen often matter more over several months than a long amenities list. Ask to see the workspace and cooking equipment in the listing photos. If two travelers share a home, check the number of private bedrooms, bathroom arrangements and parking spaces before comparing the price. A second bed in a living room is a different arrangement from a second bedroom.
Compare the full arrangement
Look at the complete stay, including the first and last partial months. Request a written breakdown of rent, utilities, parking, pet charges, cleaning and any deposit. Ask which services are included, whether internet is shared, and who handles maintenance. A monthly headline price alone cannot tell you the total cost. Keep the agreed dates, inclusions and house rules together so that a change to one detail does not leave the rest of the arrangement unclear.
Settle the important details early
For an extended stay, explain any unusual needs before choosing a property: shift work, a pet, a second vehicle, stairs you cannot comfortably use, visiting family or a need for a particularly quiet study area. Ask what happens if the assignment dates change and how much notice the property needs. Confirm the agreed terms in your paperwork. This guide helps you compare the area; it does not establish a particular property’s availability, included benefits or the lodging allowance approved for your orders.
Choosing a nearby community
Columbia: a capital and university city
Columbia is South Carolina’s capital and a university city, giving a Fort Jackson assignment access to more than a purely military community. Downtown, residential areas and the approaches to the post offer different daily experiences. Decide whether city amenities or the simplest training commute matters more before browsing broadly. A listing described as Columbia can be far from another Columbia listing. Compare its location with your course building and the errands you expect to make every week.
Forest Acres: within the Columbia urban area
Forest Acres is its own city in Richland County, surrounded by Columbia. It is worth considering if you want to remain in the urban area while comparing a different set of residential properties. Judge individual addresses by layout, parking and the work route rather than assuming a municipal boundary changes the quality of every home. Families should verify school assignment using the full address. The city name and a listing’s neighborhood label are not substitutes for the district’s enrollment information.
Blythewood: a broader northern search
Blythewood is a separate town in Richland and Fairfield counties within the Columbia region. Include it when a particular home or household preference justifies expanding the search. A northern suburban address may put you on a different daily route from a home nearer the post, so test the trip at your actual reporting time. Compare the additional drive with what you gain in the property. For a short, intensive training assignment, simpler logistics may matter more than additional space.

Schools & childcare
Fort Jackson's Army School Liaison, based at 3392 Century Div Ave, is the installation's point of contact for families navigating local school enrollment and coordinates during weekday business hours. Because school district assignment depends on your specific home address rather than proximity to the installation, families should confirm their zoned schools with the school liaison or local district once they know where they'll be living.
Parent Central Services, also located at the Joe E. Mann Center on Century Div Avenue, is the installation's contact point for child and youth program information and referrals, operating Monday through Friday.

Healthcare
Moncrief Army Health Clinic, a 12-story facility at 4500 8th Division Rd., is Fort Jackson's main medical facility and logs more than 400,000 outpatient visits a year, providing primary and specialty care to active-duty soldiers and TRICARE Prime enrollees under 65.
Moncrief does not operate an emergency room; the clinic directs patients to one of three hospital emergency rooms within about 15 minutes of the installation for urgent needs.
Dental care is split across three clinics by population served: Caldwell Dental Clinic treats trainees, Hagen Dental Clinic at Building 5330 Moseby St. serves other populations, and Oliver Dental Clinic at Building 4323 handles permanent party soldiers and mobilization/demobilization needs.

Everyday services
General delivery mail is handled through the Administrative Service Division's Official Mail and Distribution Center for permanent change of station arrivals, though it is intended as a temporary arrangement—those settling off post or into military housing are asked to provide a permanent mailing address within 45 days of checking in, or mail will be returned to sender.
A personal mailbox can also be arranged in advance through the UPS Store located at the PX, offering an alternative for those who want a fixed address sooner than the general delivery timeline allows.

Off duty
Congaree National Park
Congaree protects an extensive bottomland hardwood forest southeast of Columbia. The forest, floodplain and river setting make it a distinct outing from the city’s museums and neighborhoods. Choose the route and activity using the National Park Service’s current conditions; water levels can change which areas are practical to visit. A planned walk with time to observe the landscape can be more rewarding than rushing through on the way elsewhere. Bring what you need for the conditions and keep a city-based alternative available.
Riverbanks Zoo & Garden
Riverbanks combines a zoo and botanical garden along the Saluda River in the Columbia area. It is a substantial family destination, so reserve enough time to enjoy the parts that interest your group instead of treating it as a quick stop. Check the current admission and attraction details before visiting. For a household staying several months, compare a repeat-visit option with individual admission only after deciding how often you would realistically return.
Sesquicentennial State Park
Sesquicentennial State Park, often called Sesqui, lies in the Sandhills area of the Columbia region. Trails, a lake and outdoor recreation give it a different character from the riverfront city center. It is a useful candidate for a shorter outdoor break during a busy assignment. Check the state park’s information for current facilities and restrictions, especially if you want to bring a dog or use a particular recreation area. Choose a simple plan first and add activities if time allows.

Making the most of a longer stay
Balance training and city life
Columbia’s capital-city and university roles mean there is plenty to explore, but the home should still support the assignment. Ask about a quiet workspace, internet and bedroom arrangements before prioritizing entertainment nearby. If family will visit for a graduation, discuss overnight guests and parking with the host in advance. A rental for a solo student may have different practical limits from a home suitable for relatives joining for several days.
Keep outdoor plans flexible
The region offers both urban activities and wooded parks, which makes it easy to choose a plan around the available time and current weather. A shorter visit to Sesqui can suit a limited afternoon, while Congaree deserves a more deliberate trip. Keep the rental comfortable for study and rest on days when an outdoor plan changes. For a long stay, the combination of reliable everyday routines and occasional local exploration is more sustainable than an overloaded weekend itinerary.

Local tips
Because Moncrief's Main and PX Refill pharmacies close on weekends, federal holidays, and after 1 p.m. on the third Thursday of each month for training, it's worth timing prescription refills around that schedule rather than waiting until the last minute.
If you're bringing a pet and hoping to stay in on-post lodging, call the IHG Army Hotel directly rather than the toll-free reservation line, since pet-friendly units are limited and many off-post hotels in the area do not accept pets at all.
Anyone planning to buy or rent off post should visit the property in person before signing anything; the Housing Service Office explicitly cautions against signing a lease sight unseen and maintains a list of complexes that are off-limits to service members.
