Overview
Hanscom is AFMC's acquisition base for command, control, communications, intelligence, and networks. The 66th Air Base Group hosts the Air Force Life Cycle Management Center's C3I&N, Battle Management, and Nuclear Command, Control and Communications directorates, and supports more than 5,000 active duty, Reserve, Guard, and DoD civilian personnel on the installation — plus MIT Lincoln Laboratory's roughly 3,400-person federally funded research center next door, AFRL, and MITRE. There is no military flying here: the adjacent Hanscom Field is a Massport civil airport, and less than one percent of its traffic is military. The people cycling through are program managers, engineers, contracting officers, and cyber professionals on TDY for design reviews, source selections, and test events, along with Guard and Reserve members drilling with the Massachusetts Joint Force Headquarters.
The base straddles Bedford, Lincoln, Lexington, and Concord — the Revolutionary War towns — about 20 miles northwest of Boston, just outside the Route 128/I-95 tech corridor. It is one of the three most expensive cost-of-living areas in the country, which is why Hanscom carries the highest BAH of any Air Force installation in 2026. Winters are real: January highs around 35°F, roughly 50 inches of snow a year, and a nor'easter or two that will shut the region down for a day. Summers are pleasant, and the fall foliage is the reason everyone books TDYs here in October. For a TDY traveler the essentials are a rental car, a lodging plan made early, and a coat.
Weather
Bedford averages a 35°F high and 16°F low in January and 83°F/60°F in July, with about 47 inches of precipitation spread across the year and roughly 50 inches of snow. Expect real winter from December through March and humid but tolerable summers.
Best months
Late May through June and September through mid-October — foliage peaks in mid-October.
Tough months
January through March: snow, ice, nor'easters, and salted roads. Late winter freeze-thaw also makes for potholes and treacherous sidewalks.
Getting there
- Fly into Boston Logan (BOS), about 22 miles east of the base. Rent a car at the airport — there is no practical transit to Hanscom — and take the Ted Williams Tunnel to I-90 west, then I-95/Route 128 north to exit 46B for Route 2A west in Lexington. Without traffic it is 40 minutes; during weekday rush plan on 60–75. Manchester-Boston Regional (MHT) in New Hampshire is a viable alternate about 45–60 minutes north with cheaper parking.
- Two gates. The Ruiz Gate (formerly Hartwell) on Hartwell Avenue, off Route 4/225 in Lexington/Bedford, is the base's only 24-hour gate. The Sartain Gate (formerly Vandenberg), the main gate at the end of Hanscom Drive off Route 2A, is open 0530–2200 Monday–Friday and 0600–1800 weekends and holidays. Confirm current hours on hanscom.af.mil or the 66 ABG social feeds before a late-night arrival.
- The Visitor Control Center is at the Sartain Gate (Building 1617), open Monday–Friday 6 a.m. to 8 p.m. and closed weekends and federal holidays; call 781-225-5605 to confirm hours. CAC holders can use either gate. Contractors and visitors without a DoD ID need a sponsor and a REAL ID-compliant license or passport, and should arrive during VCC hours — a Sunday-night arrival with no pass means waiting until Monday morning.
- Route 2A between the base and I-95 is a two-lane road that backs up at shift change (roughly 0700–0830 and 1530–1700), and Hartwell Avenue's office parks add to it. Snow days are the wildcard: the base uses delayed reporting and closure notices via the Hanscom AFB Facebook page and AtHoc, and Massachusetts towns will declare parking bans that tow cars off the street.

The crashpad option
We're expanding at Hanscom AFB. Send us your dates and we'll match you with a furnished crashpad in Bedford, Lexington, Burlington, or Concord, priced inside the Burlington/Woburn lodging rate with DTS-ready receipts — full kitchen, fast Wi-Fi, a plowed driveway, and 10–20 minutes to either gate.
Hanscom AFB crashpadsHousing & BAH
Housing
- Hanscom Family Housing, a Hunt Military Communities property, manages 730-plus privatized homes in five on-base neighborhoods (2–4 bedrooms, utilities included, no application fee or deposit, pet-friendly with breed and size limits).
- Leasing office 781-819-0843; base Military Housing Office 781-225-2765.
- Hanscom is unusual in that DoD civilians, retirees, and contractors can also lease on base, which keeps the waitlist long — get on it the day you have orders.
- Off base, Bedford's median home price crossed $1 million in 2026 and one-bedroom rents run about $2,900 a month; two-bedroom apartments in the area start around $2,500.
- Buying is a stretch on a three-year tour, so most families rent, and many commute in from as far as southern New Hampshire for the lower prices and no state income tax on wages.
BAH 2026
| Grade | With dependents | Without dependents |
|---|---|---|
| E-5 | $4,188 | $3,516 |
| O-3 | $4,770 | $4,371 |
- 2026 BAH for the Hanscom AFB military housing area is the highest of any Air Force base: approximately $4,188 with dependents / $3,516 without for an E-5, and $4,770 with / $4,371 without for an O-3, per published 2026 tables.
- Rates rose 1.8 percent over 2025.
- Confirm your exact rate on the DTMO BAH calculator.
Bedford
The base's home town — quiet, top-rated Bedford Public Schools (the district that takes Hanscom's high schoolers), Minuteman Bikeway trailhead, and $1M-plus homes with rentals scarce but worth the hunt for the five-minute commute.
Lexington
Battle Green, Massachusetts' most competitive public schools, and prices to match (average home value about $1.6M); Hartwell Avenue feeds the 24-hour Ruiz Gate, so the drive is trivial.
Burlington / Woburn
The practical choice — apartment complexes and townhomes along Route 128 and I-95, Burlington Mall, Lahey Hospital, and the best rental inventory within 15 minutes of the base.
Concord / Acton
Historic Concord center, Walden Pond, commuter rail to Boston, and Acton's slightly softer prices with strong schools; the drive in on Route 2A is pretty and short.
Chelmsford / Nashua, NH
Where a lot of enlisted and civilian families land — more house for the money up Route 3, and Nashua adds no state income tax on wages, in exchange for a 35–45 minute commute that Route 3 traffic can stretch.
Schools & childcare
- Two schools sit on base: Hanscom Primary School (K–3) and Hanscom Middle School (4–8), operated by Lincoln Public Schools for military families in base housing. Base-housing students in grades 9–12 attend Bedford High School through the Bedford Public Schools.
- Off base your address decides everything — Bedford, Lexington, Concord-Carlisle, Acton-Boxborough, and Burlington are all strong districts, and Lexington and Concord regularly rank among the top in the state. Massachusetts recognizes Purple Star schools; ask the School Liaison which of your candidate schools hold the designation.
- School Liaison: Laurel Wironen, 781-225-1482 (office) or 781-382-5277 (cell), laurel.wironen@us.af.mil, Building 1240 at 10 Kirtland Street — call for an appointment before you house-hunt so she can walk you through the district maps.
- Childcare: the Hanscom Child Development Center (1 McGauley Way, Building 1994; 781-377-7166) serves ages 6 weeks to 5 years and runs a waitlist. Submit a Request for Care on MilitaryChildCare.com as soon as you have orders and ask about Family Child Care homes on base; civilian daycare in the area runs $350–$600 a week.
Healthcare
- The 66th Medical Squadron clinic on base is outpatient only — no emergency room and no inpatient beds. It offers primary care, sick call, pediatrics, mental health, women's health, and dental. Appointment line 1-888-628-9633; clinic helpdesk 781-377-7476. Hours are Monday–Friday 7:30 a.m. to 4:30 p.m., closed Wednesday mornings 7:30–10 for readiness training; confirm on hanscom.tricare.mil.
- For emergencies dial 911 (9-911 from a base phone). The closest full emergency rooms are Emerson Hospital in Concord (about 10 minutes) and Lahey Hospital & Medical Center in Burlington (about 15 minutes); Boston's teaching hospitals are 30–45 minutes away. Urgent care options are thick along Route 3 and Route 128.
- Hanscom is in the TRICARE East Region, administered by Humana Military. TDY travelers can use the MHS Nurse Advice Line 24/7 and any network urgent care without a referral.

Off duty

Minute Man National Historical Park
The base literally borders it. The five-mile Battle Road Trail runs from Lexington to Concord along Route 2A past the Sartain Gate, and the North Bridge in Concord — where the 'shot heard round the world' was fired — is a 10-minute drive. Free, and perfect for a lunchtime run.

Walden Pond State Reservation
Thoreau's pond is 15 minutes away in Concord and is the best swimming hole in the area from Memorial Day through September. Parking sells out by 9 a.m. on summer weekends — reserve a spot online or go on a weekday evening. A replica of Thoreau's cabin sits by the lot.

Lexington Battle Green and the Minuteman Bikeway
Lexington center, 10 minutes from the Ruiz Gate, has the Battle Green, the Buckman Tavern, and a walkable main street. The Minuteman Bikeway is a 10-mile paved rail trail from Bedford depot through Lexington and Arlington to the Alewife Red Line station — rent a bike from Outdoor Rec.

Concord center
Orchard House (Louisa May Alcott), the Old Manse, Sleepy Hollow Cemetery's Authors' Ridge, and the Concord Museum are all within a few blocks of each other, 15 minutes from base. Concord's Main Street has the best coffee and bookstore run in the area, and the commuter rail from Concord station puts you in North Station in an hour.

Boston
Twenty miles east and 45 minutes without traffic — or park at Alewife and ride the Red Line in. Walk the Freedom Trail, catch a Red Sox game at Fenway (ITT sells discounted tickets), and eat in the North End. Do not drive into downtown on a weeknight; park-and-ride is the move.
Official site ↗deCordova Sculpture Park and Museum
Thirty acres of large-scale outdoor sculpture on a hill above Flint's Pond in Lincoln, five minutes from the base. Great for a Sunday walk with kids or a dog, and the museum inside rotates contemporary New England artists.
Official site ↗New England within two hours
Cape Cod beaches are 90 minutes south, the White Mountains and their ski areas two hours north, and Portland, Maine two hours up I-95. In winter, Outdoor Rec rents skis and snowshoes and ITT discounts lift tickets at Loon, Sunday River, and Wachusett — the last one only 45 minutes away.
Wikipedia ↗Insider tips
- 01Book lodging the day your orders drop. The Hanscom Inn is small, PCS families get priority, and the Burlington/Woburn government rate ($178 May–October) vanishes from hotels along Route 128 during spring and fall conference season. Get your non-availability number from the Inn before you commit to anything commercial.
- 02Winter is not optional. Rent an AWD or at least a car with real tires from December through March, pack boots and a shovel-proof coat, and watch the Hanscom AFB Facebook page for delayed reporting. Massachusetts towns declare snow-emergency parking bans and will tow street-parked cars.
- 03Arrive during Visitor Control Center hours if you need a pass — Monday–Friday 6 a.m. to 8 p.m. at the Sartain Gate. Contractors landing at Logan on a Sunday night with no pre-coordinated pass will be sleeping in the car until Monday.
- 04Use the Ruiz Gate on Hartwell Avenue for anything before 0530 or after 2200; it is the only 24/7 gate. Coming from I-95, Hartwell Avenue off Route 4/225 in Lexington also dodges the Route 2A backup at the main gate during shift change.
- 05PCS families: get on the Hanscom Family Housing waitlist immediately (781-819-0843). Civilians, retirees, and contractors can lease on base here too, so the list moves slowly, and off-base one-bedrooms in Bedford average about $2,900 a month.
- 06Your per diem locality is Burlington/Woburn, not Boston. Boston/Cambridge pays $349 peak lodging and $92 M&IE, and DTS will flag you if you try to claim it from a Bedford address — book north and west of the city.
- 07Logan is a 40-minute drive in a vacuum and 75 in reality. Fly in mid-day if you can, or use Manchester (MHT) in New Hampshire — it is often the same drive time with none of the tunnel and I-93 misery.
- 08Foliage peaks the second and third weeks of October, which is also when every leaf-peeper in America books the same hotels. If your TDY lands then, lock in lodging a month or more out and take the Battle Road Trail at lunch — it is the best free foliage walk in eastern Massachusetts.
