Overview

Joint Base Anacostia-Bolling is the Air Force's front door to the capital. The 11th Wing, under Air Force District of Washington, took over as host on 1 October 2020 and provides ceremonial honors, mission support, and contingency operations for the National Capital Region: the U.S. Air Force Honor Guard, the U.S. Air Force Band, and the 11th Security Forces Group all live here. Around them sit some 70 mission partners — the Defense Intelligence Agency headquarters, Naval District Washington, the Navy Ceremonial Guard, the White House Communications Agency, and Coast Guard Station Washington — supporting roughly 17,000 military and civilian personnel and families across the region. There is no flightline; the mission is people, intelligence, and ceremony, and the traffic is constant.

The base occupies about 900 acres of Potomac riverfront in Southwest D.C., directly across the water from Reagan National and a few minutes from Nationals Park. Summers are hot and sticky (highs near 90°F in July), winters are gray with the occasional ice storm that stops the whole region, and spring and fall are why people put up with the rest. For a TDY traveler the things that matter are the gate you can actually use, the fact that on-base lodging is one Navy Lodge, and a D.C. per diem that changes with the season — all covered below.

Weather

Washington runs humid-subtropical: July highs average around 88–90°F with dew points to match, January lows sit near 30°F, and the city sees roughly 40 inches of rain and about 14 inches of snow a year. Thunderstorms are a summer-afternoon routine and a single inch of snow can still gridlock the Beltway.

Best months

April–May and September–October

Tough months

July–August for heat and humidity; January–February for ice storms and snow days that shut the region and the schools

Getting there

  • Fly into Reagan National (DCA) — it is literally across the Potomac from the base, about 5 miles and 15 minutes by car via the George Washington Parkway, I-395, and the South Capitol Street Bridge or I-295. Dulles (IAD) and BWI are each 35-plus miles and an hour or more in traffic. A rental car is the norm for TDY; if you are staying in the city or near a Green Line station you can get by with Metro and rideshare.
  • JBAB has three gates. Arnold Gate (the main gate, off South Capitol Street at Malcolm X Avenue) and Firth Sterling Gate (off Suitland Parkway) are open 24 hours for DoD ID holders but do not admit visitors. The South Gate, at the southern end of the base off South Capitol Street, is the visitor gate and is open around the clock. Confirm current gate status on the JBAB Visitors and Base Access page before you roll.
  • The Joint Visitor Center is Bldg 256 at the South Gate, open Monday–Friday 6 a.m.–4 p.m. and closed weekends and holidays (202-767-5505). Bring a REAL ID-compliant license or passport; if you are driving, bring registration and proof of insurance as well. Visitors without a DoD ID after JVC hours are still processed at the South Gate but must be sponsored, so line up your sponsor before you land.
  • Traffic is the D.C. reality: South Capitol Street and I-295 back up hard from 6:30–9:30 a.m. and 3:30–7 p.m., and Nationals home games (April–September) jam South Capitol Street and the Douglass Bridge for hours. Motorcades, state funerals, and National Special Security Events can close roads with little notice, so watch JBAB's social media on ceremony days.

TDY lodging

On base

The Air Force Inn at JBAB closed permanently in May 2022

Pets
Limited pet-friendly units
TLF (families)
Closed for renovation — call first
  • The Air Force Inn at JBAB closed permanently in May 2022; per the 11th Force Support Squadron, the Navy Lodge Washington DC is the only lodging on the installation.
  • It is at 12 Beyer Road SW, Bldg 4412, Washington, DC 20032 (front desk 202-563-6950; central reservations 800-628-9466 or navy-lodge.com/washington-dc), with standard and business rooms and family suites, full kitchens, free breakfast, and a pet-friendly policy — call ahead about pet fees and crate rules.
  • There is no Air Force TLF.
  • Some directories still list a Navy Gateway Inns & Suites at JBAB (877-628-9233); call to confirm which desk handles your orders.
  • If neither can cover your dates, get a non-availability statement before booking commercially.

Off-base per diem

  • Confirm the current lodging allowance for your duty location and travel dates with the official rate lookup and your travel office.
  • No current rate is quoted here.
  • Alaska and Hawaii use DoD OCONUS rates.
  • A published ceiling is not proof of reimbursement eligibility.

The crashpad option

Our two D.C.-area houses, Dupont Landing (3 bed / 3 bath, 1,800 sq ft, a workspace in every bedroom) and Andrews Gateway (2 bed / 1 bath), sit on the Maryland side near Joint Base Andrews, roughly 20–30 minutes from the JBAB South Gate via Suitland Parkway and I-295 — and equally handy for Andrews and Pentagon TDYs. Both are priced inside the D.C. lodging rate with DTS-ready receipts, off-street parking, and full kitchens, and both stay under the $183 summer floor so you are never fighting the seasonal swing.

Housing & BAH

Housing

  • Family housing is privatized through Bolling Family Housing, managed by Hunt Military Communities: 800-plus homes in seven neighborhoods on base with a pool, splash park, softball field, dog park, fitness center, and a riverfront walking trail.
  • The leasing office is at 8660 Angell Street, Washington, DC 20032 (202-747-6762); homes are pet-friendly subject to breed and size limits.
  • Off base, 2026 rent snapshots run about $2,850 for the average Navy Yard apartment, $2,200–$3,200 for a two-bedroom in Alexandria, and $2,100–$2,300 for a two-bedroom in Waldorf, Maryland.
  • Buying is realistic in Prince George's and Charles counties; inside the District and in close-in Virginia, most military families rent.

BAH 2026 · MHA DC053

  • JBAB is in MHA DC053 (Washington, D.C.
  • Metro), one of the highest-paying BAH localities in the country.
  • Per published 2026 tables, an E-5 draws approximately $3,132 with dependents / $2,832 without, and an O-3 approximately $4,020 with dependents / $3,531 without, an increase of about 8% over 2025.
  • Confirm your exact figure on the DTMO BAH calculator.
NeighborhoodCommute

On base — Bolling Family Housing

Seven gated neighborhoods on the Potomac with a pool, marina, and trail; you skip the gate lines entirely, but the zoned public schools (Leckie, Hart, Ballou) push many families toward charters or lotteries.

Commute: ~5 min

Navy Yard / Capitol Riverfront

New high-rise apartments around Nationals Park with rooftop pools and walkable everything, averaging about $2,850 a month; singles and dual-military couples love it, families with kids rarely stay.

Commute: ~10 min

Old Town Alexandria and Kingstowne, VA

Brick townhomes, the King Street waterfront, and Fairfax County schools that draw a lot of O-4s; two-bedrooms run $2,200–$3,200 and the Wilson Bridge is your daily gamble.

Commute: ~15–25 min

Oxon Hill, Fort Washington, and National Harbor, MD

Closest suburban option, with single-family homes along MD-210 and Tanger Outlets and the Gaylord at National Harbor; prices are well below Virginia but Prince George's schools are uneven — do your research by school, not by county.

Commute: ~15–20 min

Clinton, Camp Springs, and Waldorf, MD

The Joint Base Andrews orbit — bigger yards, newer subdivisions, and two-bedrooms around $2,100–$2,300 in Waldorf, at the cost of a Suitland Parkway or MD-5 commute that swells to 45 minutes or more in rush hour.

Commute: ~25–45 min
05

Schools & childcare

  • There are no DoDEA schools on base. Base housing is zoned to D.C. Public Schools: Leckie Education Campus (PK3–8), which enrolls more military-connected students than any school in the District, then Hart Middle School and Ballou High School. Many JBAB families also use the D.C. charter and My School DC lottery system, so start applications early.
  • Off base, families split among Fairfax County (Alexandria/Kingstowne), Prince George's County (Oxon Hill, Fort Washington, Clinton), and Charles County (Waldorf). D.C., Maryland, and Virginia are all Interstate Compact states, and Maryland and Virginia run Purple Star school-designation programs; ask the School Liaison which campuses hold the designation this year.
  • The JBAB School Liaison is at 152 Arnold Avenue SW, Bldg 4472, Washington, DC 20032 (202-284-4064) and covers D.C., Maryland, and Virginia school questions for anyone assigned to or living on the base.
  • Childcare: the JBAB Child Development Center is nationally accredited and typically has a waitlist; register on MilitaryChildCare.com the day you get orders and ask about Family Child Care homes on base and fee assistance for off-base providers.
06

Healthcare

  • The on-base clinic is the Bolling Medical Squadron clinic at 238 Brookley Avenue SW (listed by TRICARE as the 316th Medical Squadron), open Monday–Friday 7:30 a.m.–4:30 p.m. and closed federal holidays, family days, and the second and fourth Thursday afternoons for training. It offers primary care, flight medicine, mental health, dental, pharmacy, lab, physical therapy, and readiness services — no emergency room and no inpatient beds. Check the current appointment line on anacostiabolling.tricare.mil.
  • For emergencies, call 911; the nearest civilian ERs are MedStar Washington Hospital Center and George Washington University Hospital in the District, with Fort Belvoir Community Hospital (Army, about 30 minutes south) and Walter Reed National Military Medical Center in Bethesda (45-plus minutes) as the military options.
  • JBAB is in the TRICARE East region, administered by Humana Military. TDY travelers enrolled elsewhere can be seen at the clinic for acute care; call ahead.

Insider tips

  1. 01The South Gate is the only gate that takes visitors, and the Joint Visitor Center there closes at 4 p.m. on weekdays. If your flight lands at 5 p.m. with no CAC, you will need a sponsor at the gate — arrange it before you leave home station.
  2. 02D.C. per diem is seasonal: $183 in July–August but $276 in March–June. A hotel that fits the budget in spring can put you $90 a night out of pocket in summer. Lock in a flat-rate crashpad or check the month before you book.
  3. 03Watch the JBAB Facebook page on ceremony days. State funerals, dignitary arrivals, and National Special Security Events close South Capitol Street and I-295 ramps with almost no notice, and the base can go to 100% ID check.
  4. 04Nationals home games turn South Capitol Street into a parking lot from about 5 p.m. until an hour after the last out. Use Firth Sterling Gate and Suitland Parkway on game nights, or ride the Green Line — Anacostia station is about a half mile from Firth Sterling.
  5. 05Summer is 90°F with a dew point to match, and afternoon thunderstorms are routine June–August. Winter snow is light on average but the region shuts down for an inch of ice; keep a scraper and a half tank of gas from December through February.
  6. 06PCSing? Call Bolling Family Housing (202-747-6762) the day you get orders — waits for on-base homes vary by bedroom count — and register for the CDC on MilitaryChildCare.com the same day. Neither list moves fast.
  7. 07The clinic has no ER and closes second and fourth Thursday afternoons for training. Know where MedStar Washington Hospital Center and GW Hospital are before you need them; Walter Reed is a 45-minute drive on a good day.
  8. 08Bring civilian professional clothes. Most JBAB and DIA work is conferences, staff meetings, and Pentagon runs, and a lot of it is in suits or business casual rather than OCPs — check your host's dress code before you pack.

FAQ

Can I be reimbursed for a crashpad instead of the Navy Lodge?
Yes, if a room is not available or your orders direct commercial lodging. Call the Navy Lodge Washington DC first (202-563-6950); if it cannot take your dates, request a non-availability statement and book commercially at the FY2026 D.C. rate — $196 a night November–February, $276 March–June, $183 July–August, and $275 in September and October — plus $92 M&IE. Keep an itemized receipt for DTS.
Which gate should I use when I arrive, and what do I need?
With a CAC, any gate — Arnold Gate off South Capitol Street is the main entrance and Firth Sterling Gate off Suitland Parkway is handy from Maryland; both are open 24 hours. Without a DoD ID, use the South Gate and its Joint Visitor Center (Bldg 256, Monday–Friday 6 a.m.–4 p.m., 202-767-5505) with a REAL ID license or passport, plus registration and insurance for your vehicle. Confirm hours on the JBAB base access page.
Is there a hospital on base?
No. The Bolling Medical Squadron clinic at 238 Brookley Avenue is outpatient only, weekdays 7:30 a.m.–4:30 p.m., with no emergency room. For emergencies call 911 and go to MedStar Washington Hospital Center or George Washington University Hospital; the nearest military hospitals are Fort Belvoir Community Hospital and Walter Reed in Bethesda.
Where do families assigned to JBAB usually live?
On base in Bolling Family Housing (800-plus homes, seven neighborhoods) if the waitlist works out; otherwise in Alexandria and Kingstowne for Fairfax County schools, in Oxon Hill and Fort Washington for the closest suburban commute, or in the Clinton, Camp Springs, and Waldorf corridor near Joint Base Andrews for more house per BAH dollar. Singles and dual-military couples gravitate to Navy Yard and Capitol Hill.
