Overview
JBLM is the West Coast's biggest military town. I Corps commands more than 44,000 Soldiers across the Pacific from Lewis Main; 7th Infantry Division and its brigades train on 90,000 acres and at Yakima; Madigan Army Medical Center is the Army's largest medical center on the West Coast; and across I-5 at McChord Field, the 62nd Airlift Wing and its Reserve partner the 446th fly 40 C-17 Globemaster IIIs on airlift missions from Antarctica to the Pacific. Around 40,000 active-duty personnel work here and roughly 110,000 people call the base community home. TDY traffic is constant — C-17 crews and maintainers, corps and division staff for exercises, Madigan residents and rotating providers, Space-A and Patriot Express passengers, and a steady stream of contractors and inspectors.
The base sits between Tacoma and Olympia on the south end of Puget Sound, with Mount Rainier filling the eastern sky on clear days. The climate is classic Pacific Northwest: mild, gray, and wet from October through May, then dry and gorgeous from July through September. What matters most to a TDY traveler here is I-5 — nearly everything routes through it, and the stretch from DuPont to Tacoma backs up every weekday afternoon. Pick lodging that keeps you on the right side of the jam.
Weather
Tacoma averages a January high near 46-48°F with lows in the upper 30s, a July high around 77°F, and roughly 41 inches of rain a year — most of it as steady drizzle between October and April. Snow is rare but a few inches can paralyze I-5 and the base for a day or two.
Best months
July through September — dry, 70s, Rainier out almost every day
Tough months
November through February — short gray days, 15-20 rainy days a month, and occasional wind or ice storms that knock out power
Getting there
- Fly into Seattle-Tacoma International (SEA), about 40 miles north of the base. Off-peak the drive is 45-50 minutes down I-5; weekday afternoons it can push 90. Rent a car — Pierce Transit route 206 reaches Madigan, but you can't function on this base without wheels. The AMC passenger terminal on McChord Field also handles Patriot Express and Space-A flights.
- Lewis Main's Liberty Gate (I-5 Exit 120), Madigan Gate, East Gate, and Lewis North's 41st Division Gate are all 24/7. The McChord Field Main Gate at I-5 Exit 125 (Bridgeport Way) is the only 24-hour gate on the McChord side; Barnes Gate runs 5 a.m.-8 p.m. daily and DuPont Gate 5 a.m.-9 p.m. weekdays only. Confirm on the JBLM gate information page before an odd-hours arrival.
- Visitor Control Centers sit just outside both main gates: the Lewis Main VCC at Liberty Gate (5 a.m.-10 p.m. daily, 253-967-4794) and the McChord Visitor Center at the McChord Main Gate (6 a.m.-7:30 p.m. daily, 253-982-2119). Bring a REAL ID-compliant license, registration, and proof of insurance; passengers 16+ need photo ID, and non-DoD visitors need a DoD sponsor reachable by phone.
- I-5 is the whole story. Southbound out of Tacoma backs up from about 2:30 p.m., and northbound from DuPont jams every morning; a single wreck near the base gates can add an hour. WSDOT's ongoing widening between Mounts Road and Steilacoom-DuPont Road means shifting lane closures — check WSDOT before you leave.

JB Lewis-McChord crashpadsHousing & BAH
Housing
- Family housing is privatized under Liberty Military Housing (Lewis-McChord Communities), with more than 5,200 homes in 22 neighborhoods across Lewis Main, Lewis North, and McChord Field; the 200-plus-home Meriwether Landing opened in 2025 and nearly 1,000 New Hillside and Davis Hill homes are being renovated.
- Liberty's leasing office is 253-912-2112; the government Housing Services Office is 253-967-2524 (BAH questions: 253-967-3581).
- Off base, a three-bedroom rents roughly $1,800-$2,400 in DuPont and $1,600-$2,200 in Lakewood (2026 listings), and Pierce County home prices run above the national median — many families buy in Puyallup, Spanaway, or Lacey to get more house.
BAH 2026 · MHA WA311
- 2026 BAH for MHA WA311 (Tacoma) per the official JBLM chart: E-5 $2,556 with dependents / $2,121 without; O-3 $3,123 with dependents / $2,784 without.
- Confirm on the DTMO BAH calculator.
DuPont
The planned, walkable town right outside the DuPont and Liberty gates — new-ish homes, Steilacoom Historical schools (Purple Star), and a three-bedroom around $1,800-$2,400; the trade-off is a tiny downtown and no quick route to McChord Field except I-5.
Lakewood
The base's hometown, wrapped around both main gates and American Lake — the widest range of rentals ($1,600-$2,200 for a three-bedroom), Clover Park schools, and the best pick if you split time between McChord and Lewis Main.
Steilacoom
Washington's oldest incorporated town, a tiny waterfront village with ferry service to Anderson Island and the sought-after Steilacoom Historical district; limited inventory, so lease early.
University Place / Fircrest
Quieter, pricier, tree-lined suburbs on Chambers Bay's doorstep with strong schools and Tacoma's restaurants 10 minutes away; the commute rides SR 512 or Bridgeport Way, not the I-5 mess.
Puyallup / Spanaway / Lacey
More house for the BAH — newer subdivisions, Bethel and North Thurston schools (Bethel is Purple Star) — but you're committing to SR 512 or I-5 through the Nisqually chokepoint every day.
Schools & childcare
- Six Clover Park School District elementaries sit on base — Beachwood, Carter Lake, Custer, Dower, Evergreen, and Four Heroes — with Carter Lake serving McChord Field housing. Middle and high schoolers ride to off-base Clover Park schools in Lakewood (McChord kids feed Thomas Middle and Clover Park High).
- Clover Park (about 4,000 military-connected students), Steilacoom Historical (DuPont and Steilacoom), and Bethel (Spanaway, Graham) all hold Washington's Purple Star award; Steilacoom Historical is the district most families ask for, and Clover Park runs a world-language immersion program.
- JBLM School Liaison: Antoinette Walker, 253-967-7195 or 253-966-0440, antoinette.walker9.naf@army.mil, Bldg 2140 (Waller Hall), Room 400, Lewis Main — Monday-Friday 8 a.m.-4 p.m.
- JBLM runs seven Child Development Centers (Beachwood, Clarkmoor, Hillside, Madigan, two on McChord, and one at Yakima), plus school-age care and Family Child Care homes. Register on MilitaryChildCare.com the day you get orders — waitlists here run months — and call Parent Central Services at 253-966-2977.
Healthcare
- Madigan Army Medical Center, 9040 Jackson Ave (main 253-968-1110, appointments 800-404-4506), is a full teaching hospital with a 24/7 emergency department and trauma center, inpatient wards, and most specialties; appointments book through the MHS GENESIS Patient Portal. McChord Field has its own outpatient clinic for flight medicine and primary care.
- Emergencies go straight to Madigan's ED via the Madigan Gate off I-5. Off-post options include St. Clare Hospital in Lakewood and the MultiCare and Virginia Mason Franciscan urgent cares along Bridgeport Way and in DuPont; the 24/7 Nurse Advice Line is 1-800-TRICARE, option 1.
- TRICARE West Region — TriWest Healthcare Alliance is the contractor as of January 2025. Enroll or transfer via TriWest before you arrive so referrals process without delay.

Off duty

Mount Rainier National Park
The mountain you see from the flightline is 90 minutes away. Take SR 7 and SR 706 to the Nisqually entrance and Paradise for the wildflower meadows in July and August, or Sunrise on the east side for the biggest views. Summer weekends require a timed-entry reservation — check nps.gov before you go.

Official site ↗Chambers Bay
The 2015 U.S. Open links course sits on the Sound in University Place, 20 minutes from the McChord gate, and the public paths around it are a favorite sunset run even if you don't play. Book tee times early in summer.
Official site ↗Seattle for a day
Pike Place Market, the Museum of Flight at Boeing Field, T-Mobile Park, and the waterfront are 45 minutes north when I-5 cooperates. Go on a Sunday morning, or park at Tacoma Dome Station and take the Sounder train on weekdays to skip the traffic.
Official site ↗Insider tips
- 01It's two bases with one name. McChord Field (Exit 125) and Lewis Main (Exit 120) are five miles apart with I-5 in between; the internal connector road exists but is slow. Know which side your unit is on before you pick lodging.
- 02Book IHG Army Hotels the day your orders drop — Candlewood Suites fills during summer PCS and exercise surges. If it's full, get the non-availability number in writing before booking commercially; DTS will ask.
- 03Your locality is Tacoma/Pierce County ($136), not Seattle. If a hotel quotes you Seattle-area pricing, you'll eat the difference — a crashpad inside $136 is the easiest way to keep the whole thing clean.
- 04Southbound I-5 from Tacoma jams from about 2:30 p.m. and northbound from DuPont from 6 a.m. If you live south of the Nisqually River, one wreck on the bridge adds an hour. Lakewood keeps you out of it.
- 05Get a REAL ID-compliant license before you arrive — the VCC will turn you away or require an escort without one. Rental-car travelers: bring the rental agreement as your registration.
- 06The rain isn't the problem; the dark is. From November to February the sun sets before 4:30 p.m. and it's overcast most of the day. Bring a real rain shell (not an umbrella — locals don't), waterproof shoes, and a vitamin D plan.
- 07Snow comes once or twice a winter and the whole region shuts down for it. Watch base social media and the JBLM Facebook page for delayed-reporting calls, and keep an ice scraper in the car.
- 08PCS families: Liberty's on-base waitlists run months for the newer neighborhoods. Apply the moment you have orders, and hit Newcomers Orientation for the Washington landlord-tenant brief before signing an off-base lease — the state's rules (and rents) surprise people.
