Overview
Davis-Monthan is Tucson's air base and, for 50 years, the home of the A-10. That era closed on 29 July 2026 when the 355th Wing flew its final Warthog sortie; the A-10 units inactivate on 18 September and AFSOC's 492nd Special Operations Wing takes over as a Power Projection Wing by fiscal 2028, bringing CV-22 Ospreys, OA-1K Skyraider IIs, MC-130Js, two Special Tactics Squadrons, and more than 1,300 positions. What is not changing is the rest of the flightline: the 563rd Rescue Group (HH-60 and HC-130J), the 55th Electronic Combat Group's Compass Call fleet, the Reserve 943rd Rescue Group, the Guard's 214th Attack Group flying MQ-9s, Twelfth Air Force / AFSOUTH headquarters, and the 309th AMARG Boneyard with about 4,000 aircraft parked in the desert. Military OneSource counts roughly 11,000 Airmen, 5,800 family members, and 29,000 retirees in the DM community. Across town at Tucson International Airport, the Arizona Air National Guard's 162nd Wing at Morris ANG Base is the F-16 formal training unit for the Guard and for allied air forces, and has trained pilots from more than two dozen countries since the Dutch arrived in 1989.
Tucson is a city of about a million people at 2,600 feet, ringed by five mountain ranges and stuffed with saguaros. The climate is the first thing a TDY traveler has to respect: roughly 100 days a year top 100°F, June and July highs average near 100, and the monsoon from early July into September brings violent afternoon storms, flash floods, and dust walls. October through April is close to perfect — 60s and 70s, dry, and cool nights — which is exactly why snowbirds and the February Gem Show fill the hotels and why the government lodging rate jumps to $171 in January through March. The base is on the southeast side; the neighborhoods people actually live in stretch east along Golf Links and Broadway, southeast toward Rita Ranch and Vail, and north into the Foothills. Everything is a drive, but Tucson drives are short by Air Force standards.
Weather
June and July highs average around 100°F with about 100 days a year over the century mark, and total rainfall is only about 10.6 inches, nearly half of it in the July–September monsoon. Winter is the payoff: December and January highs in the mid-60s with lows around 40°F, and clear skies most days.
Best months
October through April
Tough months
June through September — extreme heat, monsoon flash floods, dust storms, and rental cars that turn into ovens; late July and August are the muggiest
Getting there
- Fly into Tucson International (TUS), roughly 10 miles and 20 minutes from the base via Valencia Road or I-10 to Craycroft. Phoenix Sky Harbor (PHX) has far more flights and is about 2 hours up I-10 if TUS fares are ugly; the rental car is mandatory here because nothing in Tucson is walkable from the base.
- Craycroft Gate off South Craycroft Road is the main gate and normally the 24/7 entrance with the Visitor Control Center beside it; Swan Gate and the Wilmot gates run limited weekday hours (roughly 0500–0600 to 1800, with the South Wilmot / 29B gate outbound-only in the afternoon). Craycroft was closed for construction for stretches of 2024 with Swan temporarily 24/7, and hours change with security posture, so confirm on the dm.af.mil Base Access page or the @DMAFB social feeds before you drive in.
- The Visitor Control Center is at 3100 S. Craycroft Road, just outside the main gate. Bring a REAL ID-compliant license or passport plus your orders if you are sponsoring anyone; CAC holders drive straight through. During Craycroft construction the visitor center has been relocated to the Swan Gate search area.
- Traffic is mild by big-city standards, but Golf Links, Valencia, and Kolb back up at 0630–0800 and 1600–1730. Monsoon afternoons can flood the dips on Golf Links and Craycroft — 'Turn Around, Don't Drown' is an Arizona law, and the Stupid Motorist Law bills you for the rescue.

The crashpad option
Base Crashpads has two Tucson houses serving Davis-Monthan: Banner (3 bed / 3 bath) and Valley Vista (3 bed / 2 bath), both 15–25 minutes from the gates. Furnished bedrooms, full kitchens, laundry, fast Wi-Fi, and a garage for the rental car — priced inside the $123 rate with DTS-ready receipts. Both also work for 162nd Wing students at Morris ANG Base, about 20–25 minutes the other direction.
Davis-Monthan AFB crashpadsHousing & BAH
Housing

- Family housing is privatized under Soaring Heights Communities in three on-base neighborhoods — Kachina Village, Palo Verde Village, and Sonoran Vista — with two- to four-bedroom single-family homes and duplexes; a multi-year renovation program kicked off in 2022.
- Start with the Military Housing Office at 8090 Ironwood St., 520-228-3687, or the Air Force Housing website to apply before you arrive; Soaring Heights' leasing office is 520-745-5024.
- Off base, Tucson rents averaged about $1,500 in mid-2026, with three-bedroom houses around $1,700 citywide and closer to $1,900 in Rita Ranch and $2,100 in Vail.
- Buying is realistic here: the Tucson median was roughly $320,000–$330,000 in summer 2026, Rita Ranch about $335,000, Vail about $440,000, and Oro Valley about $550,000.
BAH 2026
- Davis-Monthan falls in the Tucson MHA (AZ015).
- Published 2026 tables show E-5 with dependents at approximately $1,905 per month; the same sources list E-5 without dependents around $1,428, O-3 with dependents around $2,199, and O-3 without dependents around $2,037.
- Confirm on the DTMO BAH calculator.
Rita Ranch
The default military neighborhood — newer stucco subdivisions southeast of the base zoned to top-rated Vail schools, three-bedroom rentals around $1,900, and neighbors who all know where the commissary is.
Vail / Corona de Tucson
Further out I-10 East and quieter, with the Vail Unified School District that ranks near the top of Arizona, bigger lots, and homes in the $400,000s; the price is a longer drive and fewer restaurants.
East Side (Golf Links, Broadway, Tanque Verde)
Established 1970s–90s ranch homes and townhouses between the base and the Rincon Mountains, the cheapest rents with the shortest drive, and easy access to Saguaro National Park East and Sabino Canyon.
Civano / Houghton corridor
A walkable new-urbanist community and surrounding newer builds off Houghton Road, popular with dual-military couples who want community feel and a short hop to the Kolb or Wilmot gates.
Catalina Foothills / Oro Valley
Mountain views, the best restaurants, and Foothills school district, but $550,000 medians and a 30–40 minute crosstown drive that gets old fast for anyone with a 0600 show time.
Schools & childcare
- There are no DoDEA schools at Davis-Monthan; on-base housing is served by the Tucson Unified School District (520-225-6000), and many families deliberately choose off-base neighborhoods to land in Vail or Tanque Verde districts instead — confirm attendance boundaries before you sign a lease.
- Vail Unified (Rita Ranch, Vail, Corona de Tucson) is the district most military families chase, consistently ranked among the top in Arizona. Arizona also has a Purple Star designation for military-friendly schools; Leman Academy Central Tucson is one, and charter and open-enrollment options are common statewide.
- The School Liaison Program is run through the 355th Force Support Squadron at 520-228-6040 and is the right first call for enrollment, records transfer, and special-education handoffs.
- Two on-base Child Development Centers sit side by side on Comanche Street: DM CDC (520-228-3336) and Finley CDC (520-228-6463). Get on the waitlist at MilitaryChildCare.com the day you get orders; expect months, not weeks.
Healthcare
- The 355th Medical Group is an outpatient clinic, not a hospital — 4175 S. Alamo Ave., open Monday–Friday 0730–1630 (closed Wednesdays 0700–0915 for training), appointments at 520-228-APPT (2778), with an on-call provider after hours at the same number and the MHS Nurse Advice Line at 800-874-2273. There is no emergency room on base.
- For emergencies go downtown: Banner–University Medical Center Tucson is the region's Level I trauma center, and Tucson Medical Center on Grant Road and Carondelet St. Joseph's on Wilmot are the closest full ERs to the base, each 10–20 minutes depending on gate and traffic.
- Davis-Monthan is in the TRICARE West Region, administered by TriWest Healthcare Alliance (888-874-9378). Update DEERS and your PCM assignment on arrival; urgent care visits off base need a referral or Nurse Advice Line authorization to avoid a bill.

Pima Air & Space Museum and the Boneyard
Literally across Valencia Road from the flightline, Pima is one of the largest aviation museums in the world with 400-plus aircraft across six hangars and 80 acres. Boneyard bus tours into AMARG have been on and off since 2020, so check the museum site before promising anyone a ride through 4,000 parked jets.

Saguaro National Park East
The Rincon Mountain District is 20 minutes east of the base off Old Spanish Trail. Drive the 8-mile Cactus Forest Loop at sunset, or hike the Freeman Homestead or Mica View trails before it gets hot.

Mount Lemmon
The Catalina Highway climbs from saguaros at 2,500 feet to pines at 9,000 feet in an hour — it is the fastest way to lose 30 degrees in summer. Summerhaven has pie at the Cookie Cabin and the southernmost ski area in the U.S. gets real snow in winter.

Sabino Canyon
Northeast Tucson's classic hike, 30 minutes from base. Take the tram to stop 9 and walk back along the creek, or hike Seven Falls when the water is running in spring. Go early; parking fills by 0800 on winter weekends.

Mission San Xavier del Bac and the south side
The 'White Dove of the Desert,' a 1797 Spanish mission on the Tohono O'odham Nation, is 20 minutes southwest. Eat a Sonoran hot dog at El Guero Canelo or BK's on South 12th on the way back — Tucson is a UNESCO City of Gastronomy for a reason.
Wikipedia ↗Downtown, 4th Avenue, and the University
Ride the streetcar from the University of Arizona through 4th Avenue's bars and thrift shops to Congress Street's music venues and the Hotel Congress, where Dillinger got caught. Arizona Wildcats basketball at McKale Center is the hottest ticket in town.
Tombstone, Bisbee, and Kartchner Caverns
An easy Saturday loop: 75 minutes down I-10 and AZ-80 to the O.K. Corral in Tombstone, another 25 to the copper-mining hill town of Bisbee, and Kartchner Caverns State Park on the way home. Fort Huachuca is nearby if you need to see a friend.
Official site ↗Insider tips
- 01Heat kills here. From May through September carry a gallon of water in the car, hike only before 0800, never leave anything living in a parked vehicle, and buy a windshield sunshade at the Exchange on day one.
- 02Monsoon storms build fast on July and August afternoons. If a road is flooded, turn around — the 'Stupid Motorist Law' lets Arizona bill you for the swiftwater rescue, and Golf Links and Craycroft dips flood regularly.
- 03Arizona does not observe daylight saving time. Your Tucson meeting is on Pacific time from March to November and Mountain time in winter; set your phone to automatic and double-check any teleconference with Florida.
- 04Book the Heritage Inn the day orders drop for January–March. Snowbirds, spring training fans, and the February Tucson Gem & Mineral Show push hotel prices well past the $171 rate, and the Inn fills first.
- 05Craycroft Gate hours and the visitor center location have moved around with construction. Check dm.af.mil Base Access or the @DMAFB feeds the night before you fly in, and plan on Swan Gate as the backup.
- 06AFSOC unit moves will keep the base in flux through 2028. If you are TDY to the 492nd, get your sponsor's cell number early; office locations and squadron buildings are changing quarter by quarter.
- 07Pack for two climates in winter: 70°F afternoons and 35°F mornings on the flightline, and real cold if you drive up Mount Lemmon. In summer, pack for one climate: brutal.
- 08The rental car matters. A garage or shaded spot is worth the extra ten bucks a night, tinted windows help, and check the tires — Tucson pavement eats rubber in summer, a fact Military OneSource actually calls out for the base.
