Tucson is one of the few places where the calendar decides how much lodging money you get. The published FY2026 locality rate for Tucson runs $123 a night most of the year and climbs to $171 for January through March, when the snowbirds arrive and every hotel on the east side raises its price. If your course or your exercise crosses that line, Davis-Monthan AFB lodging math changes mid-trip. This guide walks through the rate, the receipts, and where people actually live — and if you just want the short version, start with crashpads near Davis-Monthan and the live per diem page for Tucson.
What Davis-Monthan AFB lodging means for you
Davis-Monthan is the home of the 355th Wing — attack and rescue. That means A-10 travelers, HH-60 and HC-130 rescue crews from the 563rd Rescue Group, depot and program people visiting the 309th AMARG (the Boneyard, roughly 4,000 stored airframes and the largest facility of its kind in the world), exercise participants, and F-16 students down the road at the 162nd Wing at Morris Air National Guard Base on the Tucson International Airport side of town.
Two things are changing at once. The A-10 flies its final sortie at Davis-Monthan on 29 July 2026 after 50 years, and AFSOC's 492nd Power Projection Wing is standing up through FY2028. Translation: the traveler mix here is shifting, and so is the demand for rooms. Do not assume this year's lodging picture matches what a friend told you two years ago.
Everything else — gates, the Craycroft visitor center, schools, the clinic — lives in the full Davis-Monthan base guide. This article is only about money: what per diem pays, what it doesn't, and what a long stay actually costs you.
What rules decide how much I get paid?
Three things: your orders, on-base lodging availability, and the calendar.
Per diem and the two Tucson rates
Per diem has two parts. Lodging is a ceiling — you are reimbursed for what you actually spend, up to the cap, with a receipt. M&IE (meals and incidental expenses) is a flat daily amount you keep whether you eat steak or ramen; Tucson's published FY2026 M&IE is $80 per day before travel-day and government-meal adjustments.
The lodging ceiling is where Tucson gets interesting. $123 most of the year. $171 in the January–March window. A student who arrives in November and finishes in February gets two different lodging ceilings on the same set of orders. Run each night through the per diem calculator rather than multiplying one number by your trip length — especially if your dates cross 1 October, when a new fiscal year's rates take effect.
Non-availability is the gate you have to walk through
On-base lodging normally gets first call. The Heritage Inn (Davis-Monthan Inn) sits at 3230 W. Davenport St., Bldg. 2542, with a 24/7 front desk at 520-228-3230 and reservations also through dodlodging.net. It has 312 rooms — standard VQ rooms with a mini fridge and microwave, DVQ rooms with a kitchenette and washer/dryer, and 50 Temporary Lodging Facility units with full kitchens aimed at PCS families. Pet-friendly TLFs are first-come, first-served with proof of rabies vaccination.
If they cannot house you, ask for the non-availability number — the "non-A." Get it in writing, attach it in DTS (Defense Travel System, the software you file your voucher in), and then a commercial or crashpad stay up to the Tucson rate is reimbursable. Without it, your Authorizing Official can trim your lodging line. The mechanics, including who is allowed to issue a non-A and the mistakes that get vouchers kicked back, are laid out in our non-availability lodging walkthrough. Before you call, price the on-base option with the on-base lodging cost calculator so you know what you're comparing against.
Receipts and orders that move
You need an itemized lodging receipt showing nightly rate, taxes, and dates. "Paid in full, $4,100" will get returned. Long courses also change — a syllabus slip, a weather week, a jet that breaks. Ask any landlord or host, before you sign, what happens if your orders shorten or extend. A standard 12-month Tucson lease does not care about your training report.
If you're arriving on a fighter B-Course — the basic course in your airframe, six to nine months and usually TDY — read your orders closely. B-Course students are one of the few groups who sometimes receive reduced per diem after a set number of days at one location. That rule, not the locality rate, is what usually decides whether a long Tucson course is free or expensive.
Where should I live in Tucson and what does it cost?
Davis-Monthan sits inside the city on the southeast side. That is a gift — you are not driving 45 minutes through farmland to reach a grocery store. Most of the military population clusters east and southeast of the field.
| Area | What it is | Drive to the gate |
|---|---|---|
| Rita Ranch | The default military neighborhood. Newer stucco subdivisions southeast of the base. | ~15 min |
| Vail / Corona de Tucson | Further out I-10 East, quieter, Vail Unified schools rank near the top of the state. | ~25 min |
| East Side (Golf Links, Broadway, Tanque Verde) | Established 1970s–90s ranch homes and townhouses between the base and the Rincons. | ~10–15 min |
| Civano / Houghton corridor | Walkable new-urbanist community and newer builds off Houghton Road. | ~15 min |
| Catalina Foothills / Oro Valley | Mountain views, the best restaurants, Foothills schools — and the highest prices in town. | ~35 min |
For PCS families, on-base housing is privatized under Soaring Heights Communities across Kachina Village, Palo Verde Village, and Sonoran Vista, with two- to four-bedroom homes and duplexes. A multi-year renovation program started in 2022. Start with the Military Housing Office before you sign anything off base.
Does BAH cover a Tucson house?
Davis-Monthan falls in the Tucson MHA (AZ015). Published 2026 tables show E-5 with dependents at roughly $1,905 a month, E-5 without dependents around $1,428, O-3 with dependents around $2,199, and O-3 without dependents around $2,037. Basic Allowance for Housing is meant to cover rent plus utilities for a typical unit at your grade — and in a Tucson summer, the utility half is not small. Confirm your own number on the BAH calculator or the DTMO site before you budget for a Foothills rental.
One more thing the spreadsheet won't tell you: cooling. June and July highs average around 100°F, with about 100 days a year over the century mark. Total rainfall is roughly 10.6 inches, nearly half of it during the July–September monsoon. A house with old windows and a tired AC unit will quietly eat a few hundred dollars a month from May through September. Ask for prior summer utility bills.
Tucson is not the only base where the season sets the price. Las Vegas does the same thing to Nellis TDY travelers during RED FLAG, and the pattern is identical: everyone books the same weeks, the rate cap is the rate, and the difference between a good stay and a bad one is what you get for the money.
What's the step-by-step plan for a Davis-Monthan TDY?
- Read your orders for the per diem line first. Full rate, flat rate, or reduced after a set number of days? Everything below depends on the answer.
- Look up your exact dates. Note whether any part of your stay falls in the January–March window at $171 or the $123 standard, and whether you cross 1 October.
- Call the Heritage Inn at 520-228-3230. Book if they have space and it suits you. If not, get the non-A number in writing, with the date and the name of who issued it.
- Price three off-base options against the ceiling. Hotel, short-term rental, crashpad. Compare total monthly cost including parking, utilities, and cleaning fees — not just the nightly headline.
- Confirm the flex terms. Written answer on what happens if you extend or leave early.
- Book a rental car with covered or shaded parking. Buy a windshield sunshade at the Exchange on day one. This is not a comfort item in a Tucson July.
- File interim vouchers. On a course longer than 45 days you are generally expected to file along the way. Don't let six months of receipts pile up.
If you have done a long technical course elsewhere, the rhythm will feel familiar — the same sequence works for 58th SOW students at Kirtland and for B-Course pilots at Luke, where the Phoenix rate swings by season exactly the way Tucson's does.
Two local rules worth writing down. First, Arizona does not observe daylight saving time, so your Tucson meeting runs on Pacific time from March to November and Mountain time in winter — double-check any teleconference with a Florida or East Coast office. Second, when a monsoon storm floods a dip on Golf Links or Craycroft, turn around. Arizona's "Stupid Motorist Law" lets the state bill you for the swiftwater rescue.
How does a crashpad fit at Davis-Monthan?
A crashpad is a furnished room in a house shared with other military travelers, priced at or below the government lodging rate. If the concept is new, this explainer covers how the pricing works and who typically stays in one.
The honest comparison at Tucson: a hotel will price right at $123 and hand you 300 square feet, a mini-fridge, and a parking-lot breakfast. Same voucher, very different three months. A crashpad at the same rate gets you a kitchen, laundry, a garage for the rental car, and housemates who understand a 0400 step.
Base Crashpads has two Tucson houses serving Davis-Monthan: Banner (3 bed / 3 bath) and Valley Vista (3 bed / 2 bath). Both are 15–25 minutes from the Davis-Monthan gates and from Morris ANG at Tucson International, so they work for 162nd Wing students too. Furnished bedrooms, full kitchens, laundry, fast Wi-Fi, a garage, and itemized, DTS-ready receipts — priced inside the $123 rate. The company was founded and is run by an active-duty USAF pilot, which is mostly why the lease terms flex with orders instead of fighting them.
A crashpad is not for everyone. If you're PCSing with a family, you want Soaring Heights or a Rita Ranch lease. If you're on a three-day AMARG visit, take the Heritage Inn. The crashpad case is strongest for the 30-day-to-six-month traveler who wants to cook, do laundry, and bank the M&IE instead of spending it on restaurants.
Post your base and dates, and vetted local hosts bid on the stay. We pick the top three and you choose. Find a crashpad near your base and see what the Tucson rate actually buys you.
Frequently asked questions
Can I be reimbursed for a Davis-Monthan crashpad on TDY orders?
Yes, when on-base lodging is unavailable. Call the Heritage Inn at 520-228-3230. If they cannot lodge you, get the non-availability number and stay commercially up to the FY2026 Tucson lodging ceiling — $123 per night for most of the year and $171 in January through March — plus your M&IE. Attach the non-A and an itemized receipt in DTS.
Why is Tucson per diem higher in January, February and March?
Seasonal demand. Tucson fills with winter visitors and the gem show crowd, hotel prices jump, and GSA sets a higher lodging ceiling for those months. It is a ceiling, not a bonus — you are still reimbursed only for what you actually spend, up to the cap.
Is the A-10 B-Course still happening at Davis-Monthan?
The A-10 flies its final sortie at Davis-Monthan on 29 July 2026 after 50 years, and the 492nd Power Projection Wing is arriving through FY2028. If you are lined up for A-10 training, confirm the location and dates with your assignments shop and your gaining unit before you book anything.
Does BAH cover rent near Davis-Monthan?
In most of the east and southeast neighborhoods, it comes close. Published 2026 tables put E-5 with dependents in the Tucson MHA at roughly $1,905 and O-3 with dependents around $2,199. Catalina Foothills and Oro Valley run well above that. Budget for summer cooling costs separately — they are real here.
How long is the drive from Tucson housing to the gate?
East Side neighborhoods run about 10 to 15 minutes, Rita Ranch and Civano around 15, Vail and Corona de Tucson about 25, and the Foothills closer to 35. Craycroft Gate is the main 24/7 entry; Swan and Wilmot run limited weekday hours, so check before you plan a commute around them.
Is there an emergency room on base?
No. The 355th Medical Group is an outpatient clinic with no emergency room. Emergencies go to Banner–University Medical Center, Tucson Medical Center, or St. Joseph's, each 10 to 20 minutes from base.
