Overview
The United States Air Force Academy is a service academy first and an installation second, but it is a full-scale base all the same. The 10th Air Base Wing hosts about 4,095 cadets, 1,270 active-duty officers, 1,430 enlisted, 1,660 civilians, and 3,500 family members on 18,500 acres of Rampart Range foothills. The 306th Flying Training Group runs soaring, parachuting, and powered flight for more than 4,000 cadets and officers a year plus the Air Force's Initial Flight Screening program, off a daylight-only VFR airfield that is the busiest of its kind in the service. Faculty and instructor assignments, summer training cadre, medical and support staff, and inspectors are the bulk of the TDY traffic.
Colorado Springs is the second-largest city in Colorado and home to five installations: the Academy on the north end, Peterson SFB by the airport, Schriever SFB out east, Fort Carson to the south, and Cheyenne Mountain SFS. The Academy sits at 7,258 feet, higher than the rest of the city, which means colder mornings, faster-arriving snow, and sun that will burn you in January. Plan on a rental car, drink more water than you think you need for the first three days, and give yourself an extra 15 minutes for the gate.
Weather
Colorado Springs averages a 43°F high and 18°F low in January and 85°F/57°F in July, with only about 16.5 inches of precipitation a year but roughly 39 inches of snow; the Academy sits about 1,200 feet higher than the city's official station, so expect it colder and snowier on base. Summer afternoons bring near-daily thunderstorms with hail and lightning from June through August.
Best months
September and October (dry, warm days, aspens turning), plus late May before the summer storm pattern sets in
Tough months
December through March for snow and ice on I-25 and the Academy's hilly roads, and June through August afternoons for lightning, hail, and flash flooding
Getting there
- Fly into Colorado Springs Airport (COS), about 15 miles south of the Academy on the east side of town; the drive up I-25 to the South Gate at Exit 150 runs about 30 minutes without traffic. Denver International (DEN) usually has cheaper and more frequent flights but adds 75-plus miles and 1 hour 20 minutes or more down I-25, longer in a snowstorm. Rent a car — the Academy is huge, spread out, and has no practical transit.
- Two gates serve the installation: the South Gate at I-25 Exit 150 (listed as 24/7 by Military OneSource) and the North Gate at Exit 156 (5:30 a.m. to 10 p.m.). Hours shift for events and security posture, so confirm on the Academy's Getting On Base page before a late-night arrival.
- There is no walk-up visitor center for passes on the Academy itself; the Pass and Registration Office is outside the South Gate (Exit 150, right-hand side), open weekdays 7:30 a.m. to 3 p.m. and closed the third Tuesday of each month for training, phone (719) 333-0441. Everyone 18 and older needs a REAL ID-compliant ID, and 100 percent ID checks are in effect at every gate. The new Hosmer Visitor Center (13303 True North Road, outside the North Gate, 9 a.m. to 5 p.m. daily) is a public attraction, not a pass office.
- Home football Saturdays, graduation week in late May, and Parents' Weekend in early fall jam both gates and I-25 exits; plan around the schedule or arrive early. Winter storms close the Academy's interior roads before the interstate, so check base social media and the Snow Call line before driving in.

The crashpad option
We're expanding at USAF Academy and do not have a property listed on the north side yet. If you are headed here — or to Peterson SFB, Schriever SFB, or Fort Carson across town — send us your dates and we will match you with a furnished room priced inside the Colorado Springs rate, with DTS-ready receipts. In the meantime, on-base options in the area include Rampart Lodge at the Academy and Pikes Peak Lodge at Peterson SFB ((719) 556-7851), which also serves Schriever and Cheyenne Mountain.

Northgate / Flying Horse
Newer builds and apartments right outside the North Gate with Academy District 20 schools, Bass Pro and the Northgate shops, and the shortest commute on this list — you pay for it in rent.
Briargate
The big, established north-side suburb with District 20 schools, Chapel Hills Mall, and hundreds of rentals; the default choice for Academy families and a quick shot to the South Gate via I-25 or Highway 83.
Monument / Palmer Lake
Small-town feel at the foot of Monument Hill with Lewis-Palmer District 38 schools and bigger lots; pricier to buy, and Monument Hill is the first stretch of I-25 to ice over.
Gleneagle / Black Forest
Acreage, pines, and quiet north-east of the Academy along Highway 83, great for horses and privacy but you will drive for groceries and snow removal is on you.
Rockrimmon / Peregrine
Older foothill neighborhoods just south of the Academy with mountain views, District 20 and District 11 schools, and easy access to Garden of the Gods and downtown.
Schools & childcare
- Two public schools sit on Academy grounds: Douglass Valley Elementary and Air Academy High School, both Academy District 20. District 20 broke ground in August 2026 on a new Douglass Valley pre-K-through-8 school that will replace the elementary; base housing zones to District 20 throughout.
- Academy District 20 (main line 719-234-1200) is the north-side district and one of the largest military-connected districts in Colorado; Lewis-Palmer District 38 covers Monument, and Colorado Springs District 11 covers Rockrimmon and points south. Ask each school about its Military Family Life Counselor and Interstate Compact support.
- The Academy School Liaison Program is reached through the Military & Family Readiness Center at (719) 333-3444; the office is at 6248 West Pine Loop on base.
- The Academy Child Development Center is at (719) 333-6779; get on the waitlist at MilitaryChildCare.com the day you have orders, because north-side care is tight and PCS season fills it first.
Healthcare
- The 10th Medical Group runs an outpatient clinic at 4102 Pinion Drive on base, serving about 65,000 beneficiaries including the Cadet Wing; appointments go through (719) 524-2273. It is not a hospital and does not run an emergency room — check the clinic's Urgent & Emergency Care page for current after-hours guidance.
- For emergencies call 911; the closest civilian emergency departments are on the north side of Colorado Springs off I-25, and Fort Carson's Evans Army Community Hospital on the south side is the nearest military hospital.
- TRICARE West Region, administered by TriWest Healthcare Alliance since January 2025.
On base
- Commissary
5126 Community Center Drive, (719) 333-2428, in the community center cluster west of the South Gate
- Exchange
Academy BX on Community Center Drive with a uniform shop, barber, and food court; Peterson SFB has the larger Exchange in town
- Fitness
USAFA Fitness and Sports Center (Bldg 5234) with an Olympic-size pool and group classes, plus a 24-hour Satellite Fitness Center for CAC holders on the west side of the South Gate bridge, (719) 333-4522
- Dining
Food court at the BX and the Falcon Club; Mitchell Hall is the cadet dining facility and not a TDY DFAC, so plan on a kitchen or restaurants in Northgate
- MWR
Outdoor Recreation and the Farish Recreation Area — 650-plus acres at 9,000 feet near Woodland Park with cabins, campsites, and three fishing lakes, reservable 60-90 days out
- Newcomers
Military & Family Readiness Center, (719) 333-3444, and the 10th FSS site usafasupport.com for lodging, childcare, and the school liaison

Cadet Chapel and Hosmer Visitor Center
The 17-spire Cadet Chapel is the most photographed building in Colorado and has been undergoing a multi-year restoration, so check whether the interior is open. Start at the new 34,000-square-foot Hosmer Visitor Center outside the North Gate (9 a.m. to 5 p.m. daily, free, no base entry required) for the overlook, the cadet-experience exhibits, and the trailhead map.

Garden of the Gods
Free city park of 300-foot red sandstone fins against Pikes Peak, about 20 minutes south of the South Gate on 30th Street. Go at sunrise for the light and the empty parking lots; the Perkins Central Garden loop is paved and flat enough for a post-flight walk.

Pikes Peak
America's Mountain, 14,115 feet, is reachable by the Pikes Peak Highway toll road from Cascade or the Cog Railway out of Manitou Springs, each about 35-45 minutes from the Academy. Reserve the summit timed-entry or cog tickets ahead in summer, and remember you will feel the altitude coming from 7,000 feet, let alone from sea level.

Manitou Springs and the Incline
Old mining-resort town at the base of Pikes Peak with mineral springs, the penny arcade, and the Manitou Incline — 2,768 steps up 2,000 feet on an old funicular grade. Free reservations are required for the Incline; do it in the morning before storms build.

Olympic and Paralympic Museum and downtown
Downtown Colorado Springs, about 20 minutes south, has the U.S. Olympic and Paralympic Museum, the Olympic Training Center tours, and a walkable Tejon Street restaurant and brewery strip. It is the easiest evening out if you do not want to drive far.
Official site ↗Fox Run and Santa Fe Trail
The New Santa Fe Regional Trail runs 14 miles along the Academy's east edge from Monument to Ice Lake, mostly flat crushed gravel with Front Range views; Fox Run Regional Park in Black Forest adds pine loops and picnic pavilions. Both are 10-15 minutes from the gates.
Official site ↗Cheyenne Mountain Zoo and Seven Falls
The Cheyenne Mountain Zoo is built into the mountainside on the southwest side of town, about 35 minutes away, with a giraffe herd you can hand-feed. Seven Falls, a 181-foot cascade next door, is a quick add-on; both need advance timed tickets on weekends.
Official site ↗Insider tips
- 01Altitude is the first-day hazard. The Academy is at 7,258 feet and the cadet area is higher; headaches, poor sleep, and a rough first PT session are normal. Hydrate, go easy on alcohol the first two nights, and pack sunscreen even in winter.
- 02Know your gate before you leave the airport. The South Gate at Exit 150 is the around-the-clock gate and the one with the Pass and Registration Office; the North Gate at Exit 156 closes at 10 p.m. Bring a REAL ID for every adult in the car.
- 03The lodging rate jumps from $123 to $168 in June, July, and August. If your TDY straddles May-June or August-September, make sure your voucher uses the right rate for each night.
- 04Book Rampart Lodge the day you have orders. Graduation week in late May, Parents' Weekend, and home football Saturdays fill the 77 rooms and every hotel in Northgate; if you get a non-availability number, keep it in your voucher packet.
- 05Summer storms build over Pikes Peak by early afternoon and hit the Academy with lightning and hail. Plan runs, glider watching, and the Incline for the morning, and do not park a rental under open sky if hail is forecast.
- 06Monument Hill on I-25 north of the Academy is the first stretch to ice over and the first to close in a storm; if you are commuting from Monument or driving to DEN in winter, leave early and carry a scraper and blanket.
- 07Mitchell Hall feeds cadets, not TDY travelers. Your realistic on-base meals are the BX food court and the club, so a room with a kitchen is worth more here than on most bases.
- 08PCS families: get on the Hunt Military Communities and CDC waitlists as soon as orders drop, and ask the School Liaison about District 20's on-base schools versus District 38 in Monument before you sign a lease.
