Overview
Peterson is the command post of military Colorado Springs. Space Base Delta 1 is the host unit, providing security, logistics, medical, and family support for more than 110 mission partners: NORAD and U.S. Northern Command, Space Operations Command, Mission Delta 2, and the Air Force Reserve's 302nd Airlift Wing with its C-130Hs. About 4,400 active-duty members, 1,300 reservists and guardsmen, and 4,100 civilians and contractors work here, and the base also supports Schriever SFB and Cheyenne Mountain Space Force Station, so a TDY to one often means driving to all three.
The base sits at 6,035 feet on the east side of Colorado Springs, sharing runways with the Colorado Springs Airport. Expect 300 days of sun, dry air that will dehydrate you before you notice, summer hail, and winter snow squalls that shut I-25 for an afternoon. For a TDY traveler the practical realities are a 24/7 West Gate, a summer per diem bump, and a city that is genuinely fun to be stuck in.
Weather
January averages a 45°F high and 18°F low; July runs 86°F by day and 58°F at night, with afternoon thunderstorms and hail from May into August. Colorado Springs gets about 32 inches of snow and only 16 inches of precipitation a year, so it is dry, sunny, and prone to fast-moving storms.
Best months
September through October, and late May through June
Tough months
March and April (the heaviest snow months) and July-August for hail and lightning; winter squalls can close I-25 and Powers for hours
Getting there
- Fly into COS — Colorado Springs Airport is literally next door and the base shares its runways; the West Gate is about 10 minutes from the terminal. All the major rental agencies are at COS, and you will want a car. Denver International (DEN) is roughly 90 minutes north on I-25 and often has cheaper fares, but budget for weather on the drive.
- The West Gate on Stewart Avenue, just off Powers Boulevard (CO-21), is the main gate and is open 24 hours a day, 7 days a week. The North Gate is weekday-only with inbound traffic limited to the morning rush, and the East Gate on Marksheffel Road runs limited hours that have changed several times with construction — confirm current East and North gate hours on the Peterson-Schriever visitor page before you plan a commute.
- The Welcome Center (visitor control) is at 1334 W. Stewart Avenue outside the West Gate, 719-556-6660, open Monday-Friday 0700-1600 and closed weekends and holidays. Bring a REAL ID-compliant license and your orders; sponsors must sign in non-DoD visitors. If you arrive after hours, the base directs newcomers to check in at lodging and see their unit's commander support staff the next duty day.
- Traffic backs up at the North and East gates from about 7 to 8:30 a.m. and 4 to 5 p.m.; the West Gate has the most lanes. Powers Boulevard is under near-permanent construction, so give yourself an extra 10 minutes the first week.

Peterson SFB crashpadsHousing & BAH
Housing
- Base family housing is privatized through Tierra Vista Communities — 669 two-, three-, and four-bedroom homes, duplexes, and townhomes with a community fitness center, splash park, and dog park.
- The Welcome Home Center is at 650 McChord St., 888-718-7234; the government Military Housing Office is 719-556-7946.
- Off base, average rent in Colorado Springs runs roughly $1,850-1,900 a month in 2026, with two-bedrooms anywhere from about $1,300 to $1,600 depending on the neighborhood, and the median home price sits around $450,000-500,000 — a VA-loan market where new construction on the east side is competitive.
BAH 2026 · MHA CO046
- Peterson is in MHA CO046 (Colorado Springs).
- Per published 2026 tables, E-5 BAH is approximately $2,358 with dependents and $1,860 without; O-3 is approximately $2,595 with dependents and $2,397 without.

Cimarron Hills / Powers corridor
The closest civilian streets to the gate: older ranch homes and newer subdivisions mixed with every chain restaurant on Powers, District 11 and District 49 boundaries, and rents on the low end for the city.
Stetson Hills / Banning Lewis Ranch
Where most young Peterson families land — 2000s-and-newer homes, District 49 schools with a stack of Purple Star designations, and a quick shot down Powers or Marksheffel to the East or West Gate.
Fountain / Security-Widefield
South of the base and shared with Fort Carson, Widefield District 3 schools, the most house for the money in the county, and an easy commute up Powers or I-25 — expect a military neighbor on every block.
Briargate / Northgate
The north side near the Air Force Academy — Academy District 20 is the district families chase, home prices are the highest in town, and the commute down Powers is a real 25-30 minutes at rush hour.
Downtown / Old Colorado City / Westside
Walkable breweries, the Olympic & Paralympic Museum, and mountain views out the window, in exchange for older housing stock, District 11 schools, and a crosstown drive on Platte Avenue.
Schools & childcare
- No DoDEA schools on base; Tierra Vista housing is zoned to Colorado Springs School District 11, and most off-base families sort into District 11, Falcon District 49, Harrison District 2, Widefield District 3, or Academy District 20 depending on the neighborhood.
- District 49 has the deepest bench of Purple Star schools (Banning Lewis Ranch Academy, Falcon High, Springs Ranch Elementary, and more), District 11's Doherty High and Harrison's Otero Elementary also hold the designation, and District 20 has been Accredited with Distinction for 17 straight years.
- School Liaison Program: 135 Dover St., Suite 1116, Peterson SFB — 719-556-3152, Monday-Friday 0800-1600. Call before you pick a house; boundaries change and the liaison knows which schools have waitlists.
- Childcare: on-base Child Development Center slots are tight — put your request into MilitaryChildCare.com as soon as you have orders, and ask the liaison about Family Child Care homes in Tierra Vista and off-base fee-assistance providers.
Healthcare
- 21st Medical Group clinic (Space Base Delta 1) is outpatient only — primary care, pharmacy, dental, and behavioral health — open Monday-Friday 0730-1630, with Wednesday care starting at 0930. Appointments go through the Pikes Peak region line at 719-524-CARE (2273).
- There is no emergency room on Peterson. Emergencies go to UCHealth Memorial Hospital Central, Penrose Hospital, or Evans Army Community Hospital at Fort Carson, roughly 15-20 minutes south.
- TRICARE West Region, administered by TriWest Healthcare Alliance (888-TRIWEST); the Nurse Advice Line is 1-800-TRICARE, option 1.

Garden of the Gods
Red sandstone fins against Pikes Peak, 25 minutes west of the gate, and free. Walk the paved Perkins Central Garden loop at lunch or bring a rope and climb — permits are free at the visitor center.

Pikes Peak
Drive the 19-mile Pikes Peak Highway (timed-entry reservation in summer) or ride the Broadmoor Manitou & Pikes Peak Cog Railway to the 14,115-foot summit, about 35 minutes from base. Give yourself a couple of days at 6,000 feet before you try it on foot.

Manitou Incline
2,744 railroad-tie steps gaining 2,000 feet in under a mile — the unofficial PT test of Colorado Springs. Reservations are free but required; go at sunrise and take the Barr Trail down.

Downtown and the Olympic & Paralympic Museum
Twenty minutes west on Platte Avenue: the U.S. Olympic & Paralympic Museum, a walkable strip of breweries along Tejon Street, and the Olympic Training Center with public tours. Old Colorado City, a few minutes farther, has the better brunch.
Official site ↗Air Force Academy
Thirty minutes north on I-25. The Cadet Chapel is the icon, Falcon football Saturdays in the fall are worth the drive, and the Falcon Trail is a 13-mile loop for a long run or mountain bike ride.
Wikipedia ↗Cheyenne Mountain and the Broadmoor
Cheyenne Mountain Zoo is the highest zoo in the country with hand-feed giraffes; Seven Falls and the Broadmoor sit at the base of the mountain, and Cheyenne Mountain State Park has 28 miles of trail. All about 25 minutes southwest.
Wikipedia ↗Skiing and the Royal Gorge
Breckenridge and Copper are roughly 2.5 hours via Fairplay on US-24 and 285; Outdoor Rec rents the gear. In warm months, the Royal Gorge Bridge and Arkansas River rafting out of Cañon City are an hour southwest.
Insider tips
- 01You are at 6,035 feet. Drink twice the water you think you need the first three days, go easy on the beer, and do not schedule your PT test for the first week.
- 02Hail season is May through August. Park under cover if you can — a 15-minute afternoon storm can total a rental car — and if you hear the sirens get inside.
- 03Winter arrives in squalls, not storms: sunny at noon, whiteout on I-25 by 3 p.m. Keep a blanket and water in the car and check the base snow-call line before you leave for the gate.
- 04Use the West Gate. The North Gate is inbound only during the morning rush and the East Gate's hours have changed with construction; both back up from 7 to 8:30 a.m. and 4 to 5 p.m.
- 05Book the Pikes Peak Lodge the day you get orders, especially June through August when the per diem lodging rate is $168 and airport hotels fill with tourists. If it is full, get the non-availability number in writing.
- 06The Aragon DFAC has been closed for repairs since 2024, so meal-card TDYs turn into BAS and a lot of food-court lunches — a crashpad with a kitchen pays for itself the first week.
- 07A Peterson TDY is often really a Peterson-Schriever-Cheyenne Mountain TDY. Schriever SFB is about 25 minutes east on Highway 94 and Cheyenne Mountain SFS is 25 minutes southwest; stay east of Powers if Schriever is on the schedule.
- 08Sunscreen and lip balm year-round. The UV at this altitude will burn you in January, and the dry air will crack your knuckles by day two.
