Overview

Edwards is the Air Force's flight test center. The 412th Test Wing hosts the Air Force Test Center headquarters, the U.S. Air Force Test Pilot School, NASA's Armstrong Flight Research Center and the AFRL rocket test site, with roughly 11,500 military members, federal civilians and contractors working across a 301,000-acre installation. Every major program the Air Force flies passes through here — F-35, B-21, KC-46, F-22 and F-16 upgrades — tested by Combined Test Forces that mix blue-suit crews with contractor engineers. Chuck Yeager broke the sound barrier over Rogers Dry Lake in 1947, and the Space Shuttle landed on the same lakebed until 1991.

The place is the western Mojave Desert, about 100 miles northeast of Los Angeles. The base itself is a small town in the middle of nowhere; the real towns are Rosamond (20 minutes west), Lancaster and Palmdale (35 to 55 minutes southwest), and Mojave, California City and Boron to the north. Summers run near 100 degrees for weeks, winter nights drop below freezing, and the wind blows hard enough in spring to close roads with dust. For a TDY traveler that means a car is mandatory, lodging is scarce, and the drive to anything resembling a city is part of daily life.

Weather

July highs average around 98°F with lows in the upper 60s, and January lows average about 30°F with highs in the mid-50s. Annual rainfall is only about 6.7 inches, but winter and spring winds average 11 mph and gusts far higher, kicking up dust across the valley.

Best months

October through November and March through April

Tough months

June through September for 100°F-plus heat, and February through May for wind and dust storms that can shut SR-14 and SR-58

02

Getting there

  • Fly into Hollywood Burbank (BUR, about 85 miles, roughly 1 hour 45 minutes via I-5 and SR-14), LAX (about 100 miles, 2 to 3 hours depending on LA traffic), Ontario (ONT, about 90 miles) or Bakersfield (BFL, about 90 miles via SR-58). Palmdale Regional (PMD) is 22 miles away but has had no reliable scheduled airline service; check before you plan around it. Rent a car — there is no shuttle on base, no transit to the gates, and nothing within walking distance of anything. The Antelope Valley Airport Express runs a paid shuttle from LAX to Lancaster/Palmdale (661-947-2529) if you're truly stuck.
  • The West Gate on Rosamond Boulevard, reached from SR-14 at Rosamond, is the main visitor gate and is open 24/7. The North Gate (off SR-58 near North Edwards and Boron) and South Gate (from Lancaster via Avenue J / 120th Street East) have historically run limited hours — open early mornings through 2100 on weekdays with shorter weekend windows — though the housing office site now lists all three as 24/7. Confirm current North and South Gate hours on edwards.af.mil before you count on them after dark.
  • The Visitor Control Center is at 1004 Rosamond Boulevard just outside the West Gate, open Monday through Friday 0700 to 1600, closed weekends (661-275-9771). Bring a REAL ID or passport and your vehicle registration and insurance. Unsponsored visitors can't get a pass at the West Gate before 0700 on weekdays; sponsors should send visitor info to the VCC up to a week ahead. DBIDS passes run up to 365 days depending on purpose, which matters for contractors on long test campaigns.
  • Traffic is a non-issue at the gates but a real issue on the drive in. SR-14 through Lancaster and Palmdale backs up at LA commuter hours, and Rosamond Boulevard is a two-lane road where wind, dust and the occasional tumbleweed convoy slow things down. Watch for CHP closures of SR-14 and SR-58 during high-wind events and for wildfire smoke in late summer.

a neighborhood near the base — Edwards Afb
Photo: Base Crashpads
  • Family housing on base is privatized and managed by Mayroad, with roughly 741 homes (about 581 enlisted and 160 officer) in the main base neighborhoods.
  • The Military Housing Office is at 661-277-4506 and handles both on-base referrals and off-base listings.
  • Off base, a three-bedroom rental in Lancaster averaged roughly $2,900 per month and Palmdale about $3,000 in mid-2026, with Rosamond houses typically listing a few hundred dollars lower; the average Lancaster home value was around $468,000 in 2026.
  • Buying can pencil out for a full tour given BAH, but factor in the commute and the resale market.

BAH 2026 · MHA CA457

  • Edwards is in MHA CA457 (Edwards AFB/Palmdale).
  • Per published 2026 tables, an E-5 receives approximately $2,658 with dependents and $2,148 without; an O-3 receives approximately $3,264 with dependents and $2,976 without.
  • Rates rose about 3.2 percent from 2025.
  • Confirm on the DTMO BAH calculator.
NeighborhoodCommute

On-base (Mayroad housing)

Zero commute, on-base Muroc schools (Branch Elementary and Desert Junior-Senior High in a brand-new complex), but you're 20-plus minutes from a grocery store other than the commissary and isolation wears on some families.

Commute: ~5 min

Rosamond

Small, dusty, close — a bedroom town of ranch homes and newer subdivisions where most TPS students and long-TDY crews land, with Southern Kern USD schools and rents lower than the LA County side.

Commute: ~20 min

Lancaster (west and Quartz Hill)

The Antelope Valley's real city: newer tract homes in west Lancaster and Quartz Hill, Antelope Valley Union HSD high schools, the BLVD downtown district, big-box shopping and the AV's only full hospital.

Commute: ~35–45 min

Palmdale (Rancho Vista and west Palmdale)

Newer master-planned neighborhoods near the Antelope Valley Mall and Palmdale's aerospace plants, with Westside Union schools, more restaurants and the longest commute of the group.

Commute: ~45–55 min

California City, Mojave and Boron

For North Gate users: affordable, spread-out desert towns with Muroc JUSD (Boron) or Mojave USD schools and very little else — cheap rent, long grocery runs, and the closest thing to living on the lakebed without being on base.

Commute: ~20–30 min
05

Schools & childcare

  • Two on-base schools serve base housing: Irving L. Branch Elementary (TK–6) and Desert Junior-Senior High (7–12), both run by the Muroc Joint Unified School District in a $180 million replacement complex that opened in 2022. Muroc JUSD is a small district of roughly 1,900 students covering Edwards, North Edwards and Boron.
  • Off base, Rosamond is served by Southern Kern USD, Lancaster by Lancaster School District and Antelope Valley Union High School District, and west Palmdale by Westside Union and AVUHSD. Ask the School Liaison which campuses currently hold Purple Star designations and about the Interstate Compact for transferring credits and sports eligibility.
  • The Edwards School Liaison Program is at 661-277-3210 (edwardsfss.com/school-liaison-office) and is the single point of contact for enrollment, special education transfers and homeschool questions.
  • The base Child Development Center and School Age Care program run through the 412th FSS. Waitlists are real — request care on MilitaryChildCare.com as soon as you have orders, and ask the Airman and Family Readiness Center (661-277-0723) about Family Child Care homes as a backup.
06

Healthcare

  • The 412th Medical Group is an outpatient clinic, not a hospital, at 30 Nightingale Road (661-277-7118, appointments Monday through Friday 0830 to 1630). It offers primary care, flight medicine, lab, radiology, pharmacy, physical therapy and dental, but no emergency room and no inpatient beds.
  • Emergencies go to Antelope Valley Medical Center in Lancaster, the valley's only full-service acute-care hospital, roughly 40 minutes from the West Gate, or Palmdale Regional Medical Center. For anything life-threatening on base, call 911 and let the base fire department transport you.
  • Edwards is in the TRICARE West Region, administered by TriWest Healthcare Alliance. Update your primary care manager in milConnect on arrival and expect specialty referrals to route to Lancaster, Palmdale or down into the LA basin.

On base

Commissary

Full commissary on base — the closest real grocery competition is Rosamond's Albertsons, 20 minutes away, so most residents shop here weekly.

Exchange

Main Exchange with food court, plus a Shoppette/Express with fuel; the gas station matters because there's nothing between the gate and Rosamond.

Fitness

Rosburg Fitness Center runs extended hours and an outdoor track; the 412th FSS also operates the Muroc Lake Golf Course and an aquatic center for summer heat relief.

Dining

Club Muroc restaurant and bar near lodging, the High Desert Inn's sundry shop, Exchange food court, and a base DFAC — check edwardsfss.com for current hours because several venues close early.

MWR

Outdoor Recreation rents campers, boats and off-road gear and runs trips to the Sierra and the coast; Information, Tickets and Travel discounts Disneyland, Magic Mountain and Vegas shows.

Newcomers

In-process through the 412th FSS Military Personnel Flight and the Airman and Family Readiness Center (661-277-0723); the base operator is 661-277-1110 for anything you can't find.

Air Force Flight Test Museum

The museum and its Century Circle aircraft park sit just outside the West Gate, so you can visit without a base pass. Expect X-planes, an SR-71 nose, and the story of Yeager, the lifting bodies and the Shuttle landings — the new museum building has been going up beside the gate for years, so check what's open before you go.

Tehachapi and the Tehachapi Loop

An hour northwest up SR-58, Tehachapi is a 4,000-foot mountain town that's 15 degrees cooler than the base in summer, with a walkable downtown, apple orchards in fall, and the famous railroad loop where long trains cross over themselves.

Insider tips

  1. 01Wind is the weather hazard here, not rain. February through May brings gusts strong enough to blow trucks off SR-14 and dust storms that drop visibility to nothing on Rosamond Boulevard. Check Caltrans QuickMap before the drive and don't park under the cottonwoods.
  2. 02Summer heat is a planning problem: expect 100-plus from June into September. Carry water in the car, keep a windshield shade, and know that a dead battery on the lakebed side of the base is a long walk to help.
  3. 03Book the High Desert Inn the day your orders publish — the window opens 120 days out. TPS class starts and big test campaigns wipe out availability, and the nearest hotels are in Rosamond and Lancaster, well over the per diem rate on busy weeks.
  4. 04Use the West Gate unless you've confirmed the North and South Gate hours that week. The VCC at the West Gate doesn't open until 0700 on weekdays and closes at 1600, so unsponsored visitors arriving Sunday night are sleeping in Rosamond.
  5. 05Lancaster and Palmdale are in LA County; Edwards and Rosamond are in Kern. It changes your per diem locality (Kern applies for Edwards TDYs), your BAH doesn't change, and it will occasionally confuse a DTS approver — keep the GSA ZIP 93524 printout in your voucher.
  6. 06Fuel up before you turn onto Rosamond Boulevard. There's nothing between Rosamond and the base except the Shoppette, and the North Gate side is even emptier.
  7. 07PCS families: put your name on the on-base housing list and MilitaryChildCare.com the day you get orders. Mayroad housing turns over slowly and the CDC waitlist can run months.
  8. 08Get a base pass for the museum? Not needed — the Flight Test Museum's Century Circle is outside the West Gate. Save your sponsor's time for a lakebed tour if you can swing one; the Rogers Dry Lake compass rose is the best photo on base.

FAQ

Can I stay off base at Edwards on TDY, and how does reimbursement work?
Yes, if the High Desert Inn issues a non-availability number. Call 661-275-7666 first; if they're full you lodge commercially at the FY2026 Bakersfield/Ridgecrest (Kern County) rate of $132 lodging plus $74 M&IE, with $55.50 M&IE on first and last days. Get the non-availability number in writing and attach it in DTS.
Which gate do I use when I arrive, and what do I need?
The West Gate on Rosamond Boulevard off SR-14 is open 24/7 and is the visitor gate. Sponsored personnel with a CAC drive straight through; visitors and contractors get passes at the Visitor Control Center at 1004 Rosamond Boulevard, weekdays 0700 to 1600 (661-275-9771), with REAL ID or passport, registration and proof of insurance. North and South Gate hours change — confirm on edwards.af.mil.
Is there a hospital on base?
No. The 412th Medical Group is an outpatient clinic (661-277-7118) with no emergency room. Emergencies go to Antelope Valley Medical Center in Lancaster, roughly 40 minutes away, or Palmdale Regional Medical Center. Edwards is in the TRICARE West Region under TriWest.
Where do families live?
On base in Mayroad housing with the Muroc on-base schools, in Rosamond for a 20-minute commute and lower rents, or in west Lancaster, Quartz Hill and west Palmdale for newer homes, more schools and shopping at 35 to 55 minutes. 2026 BAH for MHA CA457 runs about $2,658 for an E-5 and $3,264 for an O-3 with dependents; confirm on the DTMO calculator.
